B. Code Review
1. Construction Type, Use Group, Size of project, and Occupancy
a. Building Type: 3B, Noncombustible, Unprotected (table 602)(section
702) (the building is a steel skeleton with wood joists and masonry
perimeter walls.)
b. Use Group: First floor: Mercantile (hazard index 3), 2nd through 5th
floors: Business offices (hazard index 2).
c. Area of proposed renovations: 1,442 (space #2) total sq. ft.
d. Total area of existing 5 story building not including basement: 3,900 sq.
ft x 5 = 19,500 sq. ft.
e. New Occupancy for Allusions Candle Company tenant space:
1,442 sq. ft. / 30 people per sq. ft. (mercantile use) = 48 Occupants.
2. Fire separation between uses (For separations between floors):
3404.0 Requirements for change to a Use Group resulting in a change in
hazard index of one: (previous use in this area was Mercantile for the front half
and business for the rear half. (I believe the Northampton Music School should
have been an Assembly use but the space was probably not fire separated as
one.))
3404.3 New building systems: Any new building system or portion thereof
shall conform to 780 CMR for new construction to the fullest extent
practical. However, individual components of an existing building system
may be repaired or replaced without requiring that system to comply fully
with the code for new construction unless specifically required by 780
CMR 3408
3404.4 Alterations and repairs: Alterations or repairs to existing buildings
which maintain or improve the performance of the building may be made
with the same or like materials, unless required otherwise by 780 CMR

3408 . Alterations or repairs which have the effect of replacing a building
system as a whole shall comply with 780 CMR 3404.3
(1 believe the rating between the 1st and 2nd floors should not be required to be
upgraded from the existing rating because:
A. We are not installing a new building system(the ceiling). The ceiling of the
Allusions Candle store will be the existing (original) wood ceiling. We have
removed a lower dropped ceiling which had no fire rating. Section 3404.3 says
individual components may be repaired without requiring that system to
comply fully. We are repairing an individual component (the existing wood
ceiling).
B. According to section 3404.4 we are allowed to make alterations and repairs
to existing buildings which maintain the existing rating. The ceiling repair will
not have the effect of replacing a building system.
3. The following are requirements from Table 602 for construction type 3B:
A. Fire enclosure of exits: 2 hours
B. Fire enclosure of shafts: 2 hours
C. Mixed use fire area separations required for new construction (between M
and B. i.e. for separations between floors): see 313.1.2
D. Other Separation assemblies: 1 hour
E. Exit access corridors: Corridor Fireresistance Rating (for egress corridor
at main entry and corridors in other parts of building): 1 hour. (without
sprinkler system) Section 1011.4 3404.13
F. Tenant Spaces separations : 0 hours

5. Means of Egress
A. Number of exits required for first floor area: 2 are required for the first

B. Number of doorways (exit doorways) required for each tenant space: 1 is
required. Proposed tenant spaces have occupancies of less than 50 and have
egress lengths less than 75 feet. Section 1017.2
C. Length (maximum) of Egress travel allowable to an approved exit: 200 feet
(buildings without sprinkler system) Table 1006.5
D. Length of Egress travel proposed: 72 feet
E. Minimum corridor width: 44 inches. Section 1011.3. Proposed corridor
width: No new corridors are proposed.

G. Door Hardware: Section 1017.4.2 No panic hardware is proposed for
tenant spaces. Door hardware will be push-pull for hours of operation, with
dead bolt for closed hours. (Panic hardware is required for all doors
equipped with latching devices and serving more than 50 occupants.)
H. Direction of door swing: The egress door may swing into the space rather
than in the direction of egress travel. This is because the occupant load is
less than 50. Section 1017.4 allows in-swing doors in these cases.
