If this does end up having 2 dwelling units, the new unit would need to meet code for new construction (Stretch code, HERS). I had to make some guesses on the basement right now as far as the windows and exact heights/ grade. I had no change in the HERS score with R38 closed cell in the ceilings. For now we can plan on the above mostly prescriptive values. I will then redo the modeling when I have final plans or will do a framing inspection with measurements before insulation. I can then adjust everything to either meet a 55 HERS or meet the 2015 IECC UA. Please let me know if you need anything else.
