A variance is required to build any commercial building on the
premises because it is a pre-existing, noncomforming lot to be used
for a commercial purpose, and because of its shape and small size no
commercial building can be built without a variance from the required
minimum lot width and minimum lot area. A variance would not
materialy affect the surrounding zoning di4trict, which consists
mostly of small lots, and a literal enforcement of the ordinance would
involve substantial hardship to the applicant. A variancce can he
granted without substantial deteriment to he public good and without
nullifying or derogating from the intent of purpose of the ordinance.
