Work for this project was originally permitted on 10/1/2012 under BP-2013-0345. Foundation work, Rough framing, and Rough Plumbing plus attic and exterior insulation work (interior insulation is not yet completed) were all inspected (passed) under BP-2013- 0345. The building project was put on hold for several years for a variety of reasons. Now, in 2023, we wish to finish the work that was started, and this requires a new building permit since BP-2013-0345 has expired. Phase 1 is focused exclusively on upgrades to the 2-story section of an existing structure. At some later date, a separate application for a building permit will be submitted for Phase 2, which will involve demolition of the existing 1-story structure, which will be replaced with a new footprint. The design plan (drawings) that are submitted for this building permit reflects the entire plan, both phases. Background Information: Phase 1 of this Design Plan was originally thought to be a project of minimal enhancements to an existing structure, intended to facilitate attachment points to the new footprint(Phase 2), and to accommodate living functions while Phase 2 was in progress. For example, Phase 1 plans included: • Transitioning to a full bath from an existing 1/2 bath. • Modifying the structure to a true 2-story from an existing Salt-box style. • Incorporating energy efficiency enhancements wherever possible as the project allowed. • Removing an out of service Chimney to support improved energy efficiency. • Replacing Siding,Trim and Windows for better aesthetics and improved energy efficiency. In addition to the proposed building plan, surprise enhancements were urgently required for the building's foundation, when it was discovered that the structure was not seated properly on the old foundation walls. An amendment was made to the building permit request to allow new footings (with shear walls) to be poured in the basement to support the addition of (5) new engineered beams, running in a North/South direction (Sonotubes inspected 10/31/2012) at the basement/first floor interface. Additionally, under advisement from RKMiles Engineering team, 2 additional engineered beam groupings were installed running East/West direction at the interface between the first/second floor to support load bearing requirements. Also,as the project progressed and each wall's existing framing was evaluated,we found that the walls' framing structure was not in the best shape. Therefore, each wall, North, West, South, and partial East Walls, were re-framed and brought up to code. In summary,the framed structure is ALMOST a total re-build. There were some framing members that were retained here and there throughout. Energy Efficiency: As each stage of the project progressed, there were a multitude of opportunities to improve the energy efficiency of our structure. We learned a lot about building science during this project and tried our best to incorporate best practices where we had opportunity to do so. Initially, we were guided by the publications of"Builder's Guide to Cold Climates" by Lstiburek and the "Remote: A Manual" by Cold Climate Housing Research Center, but many publications and resources provided guidance. Here is a summary of the Energy Enhancements that we already accomplished in Phase 1 of BP-2013-0345: • Installed a 12 kW Solar Array on Roof,yielding— 15.5 MWh annually. (Attachment A) • All new mechanicals are installed within conditioned space. The only attic penetrations are a plumbing vent and a Sola-Tube Skylight housing, both of which are air-sealed. • Provided a capillary break (EPDM membrane) between the concrete/cinder foundation and the wood sill. (The house was raised during the foundation's beam work, allowing installation of the membrane). • Replaced all existing windows and doors. We installed a total of 16 Marvin Integrity Wood-Ultrex (fiberglass) energy-efficient windows, 1 Thermatru Fiberglass exterior door with a 4-point locking system for energy efficiency, and 1 Solar-Tube skylight. Please see Attachment B,window schedule. • Utilized a custom-engineered raised-heel scissor truss, allowing 24" installation of loose fill cellulose in the attic space (R84 Attic). Please see Attachment C, stamped truss specifications. • Created a wall assembly with a conservative R-Value 42.7; Calculated to achieve an exterior dew point in worst case weather scenarios, aligned with the drainage plane. The wall assembly includes 4" of external polyisocyanurate foam board, as well as interior 6" dense packed cellulose. Please see Attachment D, Wall Assembly. • Interior walls and windows are all caulked and air-sealed to mitigate potential spots of air leakage. • Designed for a continuous air barrier for all 6 sides of the building envelope. 5 of the 6 sides have completed and intact air barriers. The 6th side, the basement/first floor interface, is expected to be completed within the parameters of this proposed building permit. • Installed an HRV for adequate air exchange in a tight, air-sealed house. Work to be Completed Under this Proposed New Permit: • The Rough Electrical Inspection was signed off on 5/3/2023. At the start of permitting the electrical work, we did not know that BP-2013-0345 had an expired status. All work beyond the electrical rough-in will remain on hold until we are notified of permit approval. • The 15t floor subfloor is not fully framed and air-sealed, and this permit will allow us to repair, replace and air seal the final side of the building envelope. • Interior Wall Insulation must be installed (Dense Pack Cellulose). • Exterior Siding(Cedar Clapboard)and Trimwork must be completed. Certainteed Vinyl siding above the bellyband has already been installed. • An energy efficient heat source must be chosen and installed. At this moment, we are leaning toward a ductless mini split with 2 indoor head units, one for each floor. • Drywall must be installed, taped, and painted. • Bathroom shower and tub area must be prepped for tile, tiled and shower doors installed. • Plumbing fixtures and lighting fixtures must be chosen and installed. • We will put in a temporary kitchen on 15t floor to service us as Phase 2 of the building plan begins. This includes a temporary sink and dishwasher and refrigerator on the West Side of 1st floor. We will not install a stove. We do expect to do an amended rough plumbing plan to incorporate the needs of the temporary sink and dishwasher. • Built-In cabinetry will be designed, built and installed in the 2nd floor bathroom. Built-in cabinetry for 1st floor West bedroom will be completed after Phase 2 is finished, after the temporary kitchen is no longer needed. • If permitted by the building department,the final finished flooring and trim will likely not be installed during Phase 1 as we wish to have continuity of finishing detail after the entire plan is finished, at end of Phase 2. • Please refer to Attachment E for graphics of the elevations of finished Phase 1 Structure.
