Vreeland Design Associates Re: Jennifer Nye, 250 South Street,Northampton, MA: Structural assessment of the existing house roofs and detached garage roof to support proposed PV solar panel arrays. I have investigated the existing roof framing in the areas of the proposed PV solar panel installations. The original 2-1/2-story, 30"x 40' Victorian hip-roof style house with a 16'x 16' gable-roof ell addition off the back 40' long southeast facing side was constructed in 1915. An 8'x 16' addition off the southwest side of the ell addition was constructed at a later date. The southwest roof of the addition was extended over the 8' depth of the more recent addition. The 24'x 24' detached garage was constructed in 1992.2 PV solar panels are to be installed on the house back southeast facing roof, 10 solar panels on the southwest facing roof of the ell addition and 14 solar panels on both the east and west roofs of the garage. The main house roof is framed with full dimension 2x6 rafters installed 16"on-center, spanning 14'-8"with a roof pitch of 8±/12. A 2x4 kneewall located 6' in from the exterior wall supports and reduces the span of the rafters. The 2x8 attic joists are secured to the 2x4 wall studs just below the double 2x4 top plate preventing the roof from spreading. The ell addition roof is framed with 2x6 rafters installed 16" on-center spanning 7'-8"to the original wall and then 7'-6"to the new addition wall. The garage roof is framed with 2x8 rafters installed 16"on-center, spanning 11'-6"with an 8±/12 roof pitch. The rafters are supported on 5' tall 2x6 wall with 2x6 ceiling joist installed 2'-6"±above the wall top plate preventing the roof from spreading. The roofing is composite asphalt shingles. I have reviewed the mounting details for the proposed PV solar panel arrays. Based on my calculations and a PV panel unit weight of 46± lbs,with the attachment points of the array placed at a maximum of 4' on center and staggered to minimize the load to any one rafter, the existing house, ell addition and garage roof framing are adequate to support the proposed PV solar panel arrays and the 40 psf ground, 35 psf roof snow load and the 117 mph Vuh basic wind speed requirements of the current 9th Edition of the MA State Building Code for the City of Northampton.
