Vreeland Design Associates Re: John Frey, 60 North St,Northampton, MA: Structural assessment of existing house, porch and garage/studio roofs to support proposed PV solar panel arrays. On 5/16/22, I conducted a site visit and investigated the house, porch and garage/studio roof framing for the proposed PV solar panel installations. The 2-story, 20'x 28' gabled roof house with 15'x 20' kitchen addition was constructed around 1867. The 8' to 15' x 20' long tapered porch off the south side of the kitchen addition was constructed 2006. The 24'x 24' detached garage was constructed in 1952 and the 12'x 24' studio shed roof addition on the south side of the garage was constructed in 2014. 3 PV solar panels are to be installed on the south facing roof of the kitchen addition, 6 solar panels on the porch roof, 7 solar panels on the south facing roof of the garage and 18 solar panels on the studio shed roof. The kitchen roof is framed with full dimension 2x5 rafters installed 20"±on-center spanning 7'-2"with a 6/12 roof pitch. The full dimension 2x4 attic joists are attached to the bottom of the rafters preventing the roof from spreading. The porch roof is framed with 2x8 rafters installed 16"on-center, spanning 8' to 14'-6"with a 1.75/12 pitch. The concrete block walled garage roof is framed with 2x6 (1-5/8"x 5-5/8")rafters installed 24" on-center, spanning 11'-8"with a 7/12 pitch. 14' long section of the garage is framed with 2x6 loft joists and attached to the bottom of the rafters preventing the roof from spreading. There are no rafter ties the remaining 10' where the garage doors tracks are located. The studio shed roof is framed with 2x12 rafters installed 24"on-center, spanning 11'-6"and extending to the garage roof with a 1.75/12 pitch. The roofing is composite asphalt shingles on all the roofs. The garage south 2x6 rafters have to long of a span to support the proposed solar panels and meet the requirements of the current building code. Reinforce the south rafters above the loft by installing a 2x4 kneewall located a maximum of 2' in from the inside face of the block wall to reduce the span of the rafters! Attach the vertical 2x4s to the sides of the rafters with 3 —2-7/8" FastenMaster FlatLok or equivalent structural screws and toe screwed directly to the top of the loft joists or toe screwed to a 2x4 plate that has been attached to the top of the loft joists. Reinforce the remaining south rafters by sistering new 2x6x10', centered on the existing rafter span, screwed to the existing rafters with 2—2-7/8" HeadLok, FlatLok TrussLok-Z screws at 12"on-center. Also, install two more 2x6 rafter ties,4' on-center and as low as possible above the garage doors tracks and door openers to reinforce the roof from spreading. Attach the 2x6 ties to the rafters with 5— structural screws at each end of the ties. Secure the 2' minimum overlap of the ties with 10— structural screws.
