Plotkin & Associates From: Curt M. Freedman, P.E. Subject: New Chimneys at River Run Condominiums (see attached schematic) The chimney work shall comply with the following: 1. All Work shall be accomplished in accordance with the building drawings as drawn by the architect, engineer and the governing codes of the state and city or town in which the building is located. The w9rk completed shall be in accordance with generally accepted trade practices and shall comply with all appropriate building codes. 2. All equipment shall comply with all State and local building codes including but not be limited to: State Building Code, as well as BOCA and NFPA Code Standards. 3. It is the intention of the mechanical drawings to call for finished work, tested and ready for operation. Whenever the word "provide" is used, it shall mean "furnish & install, complete and ready for use". Provide any and all items necessary to complete the mechanical systems. Contractor shall be responsible for all cutting patching and core boring, carpentry, roofing and roof flashing. The Mechanical Drawings are diagrammatic and do not necessarily show every detail or similar items for a complete installation. Contractor shall examine the work indicated for all trades, and if possible, the job site in order to determine the extent of the other work required, in order to be able to provide to the owner a complete properly operating system(s). Failure to do so will not relieve the contractor of responsibility to perform all work required to furnish complete and satisfactory installations. Page 1 of 2 4. Prior to installation of any work, the contractor shall verify that all new work shall be free from interference with any existing and/or any proposed conditions. Also, where the work of trades are in close proximity, or will interfere with each other, the contractor shall assist in adjusting to space conditions. Contractor shall refer to the architectural drawings and/or site inspection for exact locations of items that may cause interference. Should the contractor install his work without coordinating with other trades, he shall make the necessary corrective changes without extra cost to the owner. 5. The contractor shall locate all equipment which must be serviced, operated inspected, or maintained in a fully accessible position. If required for accessibility, access doors must be installed for this purpose. Minor deviations from drawings may be made to allow for better accessibility, and change for that purpose shall be approved. 6. The contractor shall start up and test out all equipment and systems that he is providing. He shall instruct owners representative in the proper operation of all of the equipment. He shall provide written instructions with the owner on such operation. He shall make complete adjustments after providing air and water balancing so that all specified quantities are achieved; a written report shall be given to the owner. 7. The Contractor shall procure all necessary building permits and service all materials and workmanship provided under this contract for a period of ONE YEAR from date of ACCEPTANCE of finished installation at no additional cost to the owner. All duct work, conduits, and piping shall be run as high as possible and above finished ceilings, unless noted otherwise. Provide offsets to avoid obstructions and allow for proper pitch of all p}ping. 6. All duct work sizes shown are sheet metal sizes, and shall connect to equipment with flexible connectors. All supply air duct work in the unconditioned space shall be insulated with 1-1/2" FSK finish fiberglass where visible. Where not visible, 1-1/2" vinyl wrap fiberglass insulation may be used. All joints in wrap and/or covering shall be securely taped or cemented air tight. Wrap to have flame retardant rating. 7. All piping, both new and additions to existing, shall be as speified. All valves shall be ball valves, and piping accessories shall be line-size. All gravity flow piping shall be installed with a minimum 1/8" per foot pitch in the flow direction. 8. Core drilling of slabs without an X-Ray check of area will be at the contractors risk and expense, should any damage occur. 9. All thermostats and remote sensors, unless specified differently, shall be mounted 5' - 0" above finished floors to center line of equipment. 10. The contractor shall be responsible for all control wiring required for his work. The automatic temperature control contractor/electrician may act a$ a sub-contractor under the contractor. 12. The plumber, electrician, and/or mechanical contractor shall provide all necessary service on all materials and workmanship provided under this contract for a period of ONE YEAR from date of ACCEPTANCE of finished installation at no additional cost to the owner. He shall extend all available warranties on the equipment in writing to the owner. Plumbing Notes: 1. Plumbing contractor shall receive, unload truck, set & assemblle, and install all equipment to include the following: a) All pipe fittings b) All piping/valves/insulation; 2. Use only "Silva-brite 100" or solder with 95.5% tin; 4% copper; and .5% silver composition; 3. All pipe supports shall be thermally insulated. 4. All Existing piping is subject to field verification for condition, size, and specific location. 5. Indoor Piping: Grade L copper Boiler Piping: Grade M Copper 6. A 3/4" Kent SUM-20 P pulse water meter with remote pulser register (U.S. Gallons) shall be installed at the domestic hot water service of each town house unit (4 per building).[deleted] 7. Electrical contractor shall receive, unload truck, set & assemble, and install all equipment to include the following: a) Circuit breakers; b) Lighting fixtures; c) Receptacles; d) Relays & contactors; e) Motor starters and disconnects for pumps; f) All conduits (above & below ground); g) Boxes & cover plates; 2. Use only stranded copper conductors with THHN insulation; 3. All Electrical components (New & existing) shall be shielded from water from leaking pipes and or condensation; all installations shall comply with all NEC standards. 4. Location of remote pulse register to be 30" above grade adjacent to electric meter or other agreed upon location; wire to be 18 gauge stranded shield wire suitable for outdoor application. 5. Boiler shall be on dedicated circuit breaker; there shall be a disconnect adjacent to the boiler and each pump; the emergency shut-off switch shall be a red switch plate with the words "Burner Emergency Switch"appearing on cover.
