I have reviewed the architectural plans prepared by Juster Pope Frazier,LLC,Northampton, MA and the structural plans prepared by Ryan Hellwig, PE, Greenfield, MA, dated December 8, 2017, for the renovation of the original 1850's, 2-1/2-story masonry Coach House. The renovation of the 60'x 85' building provided a mixed-use first floor office space with the second floor/loft areas into two residential units. The Conway School of Landscape Design is the current owner and the school occupies the first floor. 24 PV solar panels are to be installed on the south facing main roof, and 5 solar panels on the south facing roofs of both the east and west gable dormers and 5 solar panels on the west facing roof of the south dormer for a total of 39 solar panels. Based on the review of the architectural and structural plans, the main hip roof is framed with timber girder trusses, purlin beams and 2x7 rafters. The renovation provided the necessary reinforcement of the roof framing to support 35 psf roof snow load and an assumed 12 psf roof dead load. The roofing is composite asphalt shingles. I have reviewed the mounting details for the proposed solar arrays. Based on my review of the plans and calculations with a PV solar panel unit weight of 49f Ibs, with the attachment points of the array placed at a maximum of 4' on center and staggered to minimize the load to any one rafter,the existing roof framing is adequate to support the proposed PV solar panel arrays and the snow and wind load requirements of the current MA State Building Code for the City of Northampton.
