How does the project comply with Special Permit criteria: As to the common driveways (25-29 Hawthorne Terrace and 196 Greenleaf Drive - 11 Woodier Street) , and vehicular egress/access over a front/sideline having less than the required frontage, the requested use is listed in Section 6 . 12 of the Zoning Ordinance as being permitted by the issuance of a Special Permit. The requested use bears a positive relationship to the public necessity, convenience and welfare, in that arrangement of lots in conjunction with the ways and the location of existing wetlands directs that one common driveway is preferable over two separate driveways as furthering both safety and environmental conservation concerns. The permission of a common driveway will provide an otherwise nominal 15 foot width, widening further at the pull off areas. Therefore, the permitting of a common driveway will not create any undue traffic, nor will pedestrian safety be diminished or impaired. The requested use does not involve any municipal facility, therefore there will not any overload of any municipal system. The permitting of common driveways for a few of the lots relates to a small part of a larger, well designed and planned residential subdivision which itself does not otherwise impair the character of the zoning district; their creation is consistent with good land use development practices and is therefore in harmony with the general purpose and intent of the Zoning Ordinance.
