Muccino, proprietor of Acme Automotive Center, I wish to apply for a finding under Article 9.3 of the Zoning Code. We request permission from the Board to construct a 1200 sq. ft. addition at the 220 King Street property. The existing lot (Zoning Map 24-C, Parcels 73, 74, & 75) is a legal non-conforming lot. The following application will show that the proposed changes to the building and the lot do not substantially create a more detrimental, non-conformity. In fact, the proposed alterations will create a more conforming situation by increasing the open space requirement from 660 sq. ft. to 3,260 sq. ft. In addition to increased green space and plantings the proposed plan will provide easier access to parking spaces for patrons and employees. The changes will also provide an aesthetic enhancement to the King Street area. The additional 1 ,200 sq. ft. of interior work area will enable my client to purchase new equipment: a down-draft spray booth for painting vehicles, and a new ventilation system will improve working and health conditions for employees. Filtered air is important for the environment both in the shop and for the area surrounding the building. The additional space will increase the efficiency of the daily work operation, and allow the business to place more automobiles inside the facility. This will make the parking lot less congested and remove partially repared vehicles from the landscape. Placing partially completed vehicles outside in the elements is not in the public's best interest visually nor in my clients' best interest from a financial standpoint. Inclement weather can slow down completion of a particular vehicle up to two full days. This is not a cost effective way of operating a business. The additional interior workspace will allow ACME to remain competitive in the auto repair industry with the addition and renovation of the Wm. J. TUROMSHA ♦ P.O. Box 141 ♦ Leeds ♦ Massachusetts 01053 Page Two existing facility will provide more space for the addition of modern state-of-the-art equipment for a more productive enterprise with improved working conditions for the employees. The attached plans show the added green space and the location of planting areas and trees and redesigned parking areas. Proposed Work: Construction of an addition on the south elevation of the existing structure is to be fifty (50) feet long by twenty (20) feet deep on the southwest corner, twenty-five (25) deep on the southeast corner. Single story and the same height as the existing structure. The addition will be constructed of concrete block on a concrete slab poured on grade with a 4'-0" deep poured concrete foundation. The roof structure will be plywood decking supported by steel girders and wood trusses. Plywood decking will be covered by a rubber roof. The addition will have three overhead garage doors on the south elevation and two five (5') foot by eight (8') foot windows on each side (west and east facades). Acme Automotive Center has been operated by the Muccino family for the past twenty-eight (28) years. Donald J. Muccino, Jr. has operated it for the past five (5) years and his father for the prior twenty-three (23) years.
