We are submitting a Zoning Permit Application to confirm that a building permit can be issued without further planning board review. To comply with the old zoning bylaw, the approved plans proposed three duplex buildings , each containing a 900 GSF 3-bedroom accessory apartment and a 1,224 GSF 3-bedroom single family home. In light of changes to Northampton's bylaw to allow"two family homes by right", we adjusted the home designs to create two more similarly sized homes. Our new plans propose three duplex buildings each with, a 958 GSF 3-bedroom dwelling, and a 1110 GSF 3-bedroom dwelling. The impervious surface area is unchanged and the ascetics and building footprints are very similar to the original plans. Can proceed with applying for building permits to start construction, despite these changes to the dwelling unit sizes? Best, Chris Lee Design and Development Backyard ADUs www.backyardadus.com
