Response to May 7, 2003 Planning Comments
Dear Carolyn:
Enclosed are revised drawings and addendums to the Project Report that
supplements our April 17, 2003 and May 1, 2003 submissions for the above
referenced project. The following is our response to your May 7, 2003 e-mail
correspondence:
1 . Building Elevations: We have provided elevations for all three of our
proposed buildings, along with typical wall sections for each. Building A
elevations have been modified to reflect a greater amount of glass area along
King Street.
2. Building Sections: We have provided typical wall sections for each
building. A portion of the Facade has been colored to provide an indication
of the materials and color palette for each respective building.
3. Plaza Section: The plaza element sketch was added to Sheet A2.2. The
sketch depicts a view looking west toward the Borders store. The green space
and pedestrian walkway/plaza runs east — west and link building "A" 8z "C".
4. Point By Point: A detailed narrative documenting compliance with The City
of Northampton Zoning Ordinance Section 1 1 .6. has been attached. This
narrative is broken up into two sections 1 1 .6.1 thru 1 1 .6.6 which pertains
to site features and 1 1 .6.7 pertaining to the build design intent.

You mentioned that section 1 1 .6 (F) requires the need for shade trees, to cover
50% of the lot within 10 years. My understanding of the ordinance is the
shade tree requirements come into play if 60% of the parking spaces fall
between the front of the building and the public street.
Our plans indicate 109 parking spaces between building C and the public street
and no parking spaces between buildings "A"&"B" and the street. This equates
to a 41 % factor (109/266), which is less than the 60% threshold. Therefore
the shade tree requirement does not come into play with this project.
We look forward to working with the City to bring about the re-development of the
Hill and Dale parcel and the surrounding area. We would like to prepare a power
point presentation for the Planning Commission on June 12, 2003. Please let me
know if we are slated for this date and if the space accommodates power point
presentations.
