Vreeland Design Associates Re: Craig Della Penna, 62 Chestnut St, Florence, MA: Structural assessment of existing house and garage roofs to support proposed solar arrays. I have investigated the existing roof framing in the areas for the proposed PV solar panel installations. The original 1-1/2-story, 20'x 28' house appears to have been built around the late 1800's—early 1900's. A 14'x 31' addition off the back west gable end appears to have been constructed around the same time period.A 6' x 8' entry has been built off the south side of the addition adjacent to the west gable end of the house. An 18'x 20' garage has been constructed off the west gable end of the addition. 16 PV solar panels are to be installed on the south facing roof of the house, 5 solar panels on the south facing roof of the addition, 4 solar panels on the entry shed roof, and 8 solar panels on the south facing roof of the garage. The house roof is framed with full dimension 2x4 rafters installed 16"on-center, spanning 9'-6"with a 10/12 pitch. The addition roof is framed with full dimension 2x4 rafters installed 24"-25"on-center, spanning 6'-6"with a 10/12 pitch. The entry shed roof framing could not be directly viewed, however based on measurements the roof appears to be framed with full dimension 2x4 rafters, installed 24"±on- center, spanning approximately 8' and supported on the addition roof with a 6/12 pitch. The garage roof is framed with 2x6 rafters installed 16"on-center. The second floor framing of the house as well as the attic joists of the addition and garage prevent the roofs from spreading. The roofing is composite asphalt shingles. I have reviewed the mounting details for the proposed solar array. Based on my calculations and a PV solar panel unit weight of 40f lbs, with the attachment points of the array placed at a maximum of 4' on center and staggered to minimize the load to any one rafter, the existing house, addition, entry and garage roof framing are adequate to support the proposed PV solar arrays and the snow and wind load requirements of the current MA State Building Code for the City of Northampton.
