I have investigated the roof framing of the house for the proposed PV solar panel installation. The original 24'x 40', 1-story ranch style house was built in 1954. 14 PV solar panels are to be installed on the back southeast facing roof of the house. Based on discussions with the owner, a former builder, and my investigation the house was constructed as a panelized building. The roof appears to have been framed in 4' wide sections front to back and bolted together after being craned into place. The roof panels are framed with 2x4 rafters and ceiling joists, appear to be Douglas-fir, installed 16" on-center spanning 11'-6" with a 4/12 roof pitch. A vertical 2x4 runs horizontally the length of the roof, mid-span of the rafters, and is lagged bolted to the double 2x4 where the panels are joined together. The horizontal 2x4 supports the two rafters in-between the panel joints. Irven is installing 2x8 joist hangers where the horizontal 2x4 is lagged to the double 2x4 to reinforce that connection. Where the panels are joined together, a 2x4 diagonal braces is installed just below the horizontal 2x4 and acts as web of a truss meeting an opposing brace from the opposite roof. The braces are secured to the 2x4 ceiling joist over the bearing wall below. The roof shows no evidence of having deflected over time. The roofing is a single layer of composite asphalt shingles on two layers of/2" plywood sheathing. I have reviewed the mounting details for the proposed solar array. Based on my calculations and the specified PV solar panel unit weight of 40± Ibs, with the attachment points of the array placed at a maximum of 4' on center and staggered to minimize the load to any one rafter, the existing roof framing is adequate to support the proposed PV solar array and the snow and wind load requirements of the current MA State Building Code for the City of Northampton.
