Vreeland Design Associates Re: Pat Melnik Jr, 76 Gothic St,Northampton, MA: Structural assessment of existing building roof to support proposed solar array. I have reviewed the architectural plans prepared by Metcalfe Associates, the structural plans prepared by GNCB Consulting Engineers and the roof truss plans prepared by UFP Belchertown for the new 3-story, 3-Family residential building. 36 PV solar panels are to be installed as a ballasted array on the flat roof. The roof of the 28'x 75' building is framed with 16"tall, 2x4 top and bottom chord, open web trusses installed 16" on-center. The trusses, designed and manufactured by UFP Belchertown, are designed for 100 psf live load, 15 psf dead load and 117 mph Vurr wind speed. A roofing membrane has been installed. The PV solar panels will be secured to a ballasted rack system using 1 to 5—32 lb. concrete ballast blocks in each of the rack's ballast pans.The ballast pans are located 5'-7"o.c. along the length of the solar panels and 3'-4"o.c. along the width of the panels. The ballasted array, designed by Ecolibrium Solar, Athens, OH, has been designed for a 117 mph basic wind speed, Vurr and a ground snow load of 40 psf. Given a solar panel unit weight of 39.7 lbs with the required ballast blocks, the average weight of the ballasted racks and solar panels is 6 psf with three small areas averaging 10.3 psf where 5 ballast blocks are required. Based on my calculations, the existing roof framing is adequate to support the proposed PV solar array and the snow and wind load requirements of the current MA State Building Code for the City of Northampton.
