Louvers are prohibited in fire door assemblies, unless otherwise tested and listed per NFPA 105-2013 (4.5.7). • Smoke door assemblies are not required to have seals between the bottom edge of the smoke door and sill when the door is in the closed position as specified in NFPA 105 (4.5.6).The air leakage rate of the door assemblies shall meet the requirements listed in IBC 716.5.3.1. Where pressurization is provided to restrict smoke movement, bottom seals are required (4.5.6.1). Per NFPA 1-2015, 13.3.2.17.4, in buildings sprinklered per NFPA 13, bathrooms not greater than 55 sq.ft. in individual dwelling units shall not be required to be sprinklered. The fire sprinkler vendor will supply afire sprinkler narrative. 903.4 Sprinkler system supervision and alarms A new fire alarm control unit will be installed. This fire protective signaling system (alarm control panel)will monitor the sprinklers and smoke detectors for the renovated spaces and will be installed in a location to be confirmed by the Fire Department. 905.7.1 Fire Fighting Equipment Cabinet Identification Cabinets will be identified in an approved manner by a permanently attached sign with letters not less than 2 inches high in color that contracts with the background color, indicating the equipment contained within. 906.1 Portable Fire Extinguishers Group R-2, Exception: In Group R-2 occupancies, portable fire extinguishers shall be required only in locations specified below where each dwelling unit is provided with a portable fire extinguisher having a minimum rating of 1-A:10-B:C. • Per NFPA 1 Table 13.6.1.21 Apartment Occupancies o Portable fire extinguishers shall be permitted to be located at exterior locations or interior locations so that all portions of the buildings are within 75ft of travel distance to an extinguishing unit. New portable fire extinguishers will be installed in appropriate locations. 51b ABC required at exits based on NFPA standards relative to maximum travel distance. A sign above each extinguisher will be installed. 13.6.3.1.3.8(NFPA 1) Portable Fire Extinguisher Height Fire extinguishers,weighing not more than 40lbs gross, shall be installed so the top of the extinguisher is not more than 5ft above the floor. Top of extinguishers greater than 40lbs gross shall be not more 3-1/2ft above the floor. 907 Fire Alarm and Detection Systems The building will have a new fire alarm and smoke alarm system installed on all floors,which will be monitored by an approved supervising station per NFPA 72. Horn/strobe units will be installed in all public areas as required. A new red strobe light will be installed at the main building entrance in a location acceptable to the head of the Fire Department. A new Knox box will be installed at the building entrance in a location acceptable to the Fire Department. It will be mounted above grade as designated by the head of the Fire Department and located on the exterior wall directly below the red strobe light. It will contain building entry keys, engraved key tags and contact numbers. A UL approved service company will supervise the system. The new stair from 151 to 2nd floor is 42 inches wide. 1011.2 Width and Capacity-indicates the width of an interior stairway cannot be less than 44 inches. Exception 1 allows a reduction in width to 36 inches if serving an occupant load of less than 50. The occupant load for the stair is assumed at 9 persons. 1005.3.2 Other egress components: The means of egress components are calculated at 0.2 inches per occupant load served by those components. There is one main means of egress exit door at the level of exit discharge at the north side of the building with an assumed occupant load of 12 and a sliding egress door at each of the first floor units with an assumed occupant load of 3 at both the west and east side of the building. The main egress door will be 36 inches wide and each of the sliding egress doors will be 30 inches wide. Building Description Constructed in 1930, the Boiler House is a 40 foot x 48 foot, unreinforced brick masonry building with a concrete slab-on grade. It is a single story with an approximate roof height of 27 feet. The roof of the structure consists of 3 bays of concrete-encased steel girders supporting a cast-in-place concrete slab. There is an unreinforced brick smokestack to the west side of the Boiler House which is approximately 8 feet in diameter at its base. It tapers over its height of approximately 30 feet and is banded at the top with six tension bands. Documentation provided by TDA indicates that a concrete masonry unit addition used to exist to the east side of the Boiler House. This addition is no longer present. The second floor framing will consist of cold-formed steel joists at 12 inches on-center with a 2-inch concrete slab on metal deck. ii. The second floor framing will be tied to the existing perimeter walls to ensure transfer of load through the new diaphragm. iii. The framing will be supported on ledgers at the east and west walls, at the new stair walls and on the walls approximately in line with the stairwell walls at the south side of the building. iv. New load-bearing walls to be constructed of(minimum) 6 inch x 1 3/8 inch x 14 gage cold-formed steel studs at 12 inches on-center. b. No new dead loads are proposed to be placed on the existing roof framing. It is assumed in this report that new roofing materials will be approximately equivalent in weight to the existing roofing materials. Repairs for deteriorated conditions will be necessary. c. Damaged structural elements must be replaced, repaired, or reinforced for the required loads of the new use. d. New window openings will require new steel lintels or brick arches matching the design of the existing arches. 3. Lateral System a. The proposed alterations, specifically the construction of the new second floor, increase the weight of the building by approximately 4.5% which is below the 10% threshold.
