51 Baker Plans 2019-05-24A. General Notes
1. Construction shall be in accordance with all applicable codes and regulations having jurisdiction. Provide
products of acceptable manufacturers which have been in satisfactory use in similar service for three years.
Use experienced installers. Deliver, handle, store, and install materials in accordance with manufacturer's
specifications. The Contractor shall provide all permits and arrange for all inspections.
2. The Contractor shall take reasonable precautions to protect all employees on the work site, all materials and
equipment incorporated therein, as well as other property at the site. Any damage or loss to any of the
above caused in whole or in part by the Contractor or any of his/her Subcontractors shall be remedied by
the Contractor.
3. The Contractor shall carry Liability Insurance to protect him/her from claims which may arise out of or
result from the Contractor's operations under the Contract.
4. If, within one year after the work has been accepted by the Owner, any of the work is found to be
defective, or not in conformance with the Contract Documents, the Contractor shall correct it promptly and
at his own expense after written notice.
5. On-site verification of dimensions and conditions shall be the responsibility of the Contractor. Noted
dimensions take precedence over scale. The Contractor shall compare and coordinate drawings and site
conditions and report discrepancies to the Architect for adjustments before proceeding with the work.
Dimensions are from rough framing unless noted otherwise.
6. The Contractor shall promptly correct work rejected as defective or not conforming to Contract Documents
and bear costs of architectural services thereby made necessary.
7. The Contractor shall be responsible for the removal of rubbish from the site. Final clean up is broom clean
with windows washed.
8. Building materials and components shall be protected from rain, snow, and other moisture sources during
storage on site and construction.
9. Construction shall be in accordance with the requirements of the stretch energy code including framing, air
sealing,HVAC detailing and HERS testing.
10. Local, sustainable and non toxic materials are preferred.
B. Site Work
1. Site work shall consist of site preparation through finish grading. Extra loam, york raking, fine grading and
seeding are excluded. Protect all major trees. Provide all sediment control measures required.
2. Slope grade away from building to insure adequate drainage. Water shall not drain onto adjacent property.
Maintain footing trenches free of water.
3. All footings must be founded on suitable bearings, extending into original undisturbed soil. Bottom of
footing must be a minimum of 48" below grade. Footings bearing on exposed ledge shall be designed by a
registered structural engineer. Contractor shall report questionable bearing conditions to Architect before
proceeding with foundation.
4. All fill and backfill shall be clean material, free of debris and mechanically compacted in 6" layers to 95 %
density. Fill with concrete or washed stone any excess cut under footing; fill with gravel and compact any
space between slab and original soil.
5. Do not place slabs or footings on frozen ground.
6. Driveway shall be oil and stone over prepared asphalt base as specified by Landscape Archtect.
7. Retaining walls and site steps to be specified by Landscape Architect.
C. Concrete and Masonry
1. Poured concrete foundation walls shall be 10" thick with 2 #4 RE in upper and lower 12" of walls. Walls
taller than 6 ft. above the slab shall also have #5 Vertical RE 18" O.C. no closer than 8" to the
outside face. Footing shall be 20" wide x 10" deep. Garage and basement frost walls and front porch
foundation walls shall be 8" thick with 16" x 8" deep footings.
Post footings shall be 30"00" with #4 RE every 12" each way except as noted.
2. All concrete shall have the following minimum 28- day compressive strengths F'C, W/C ratios and slumps:

3. CALCIUM CHLORIDE SHALL NOT BE USED IN ANY ADMIXTURES FOR
STEEL -REINFORCED CONCRETE. ALL CONCRETE EXPOSED TO THE WEATHER
SHALL BE AIR ENTRAINED.
4. REINFORCING BARS SHALL CONFORM TO ASTM A615, GRADE 60, NEW BILLET STEEL.
5. WELDED WIRE FABRIC (WWF) SHALL CONFORM TO ASTM A185.
6. Clear concrete cover shall be provided for all reinforcement as follows:
Concrete poured against earth: 3 inches
Concrete exposed to earth or weather: 1-1/2 inches (#5 & SMALIER);
2 inches (#6 & BIGGER)
Concrete not exposed to earth or weather: 3/4 inches (# 11 & SMALLER)
Slabs on grade: 2 inches @ BOTTOM
1 inch @ TOP
7. Horizontal reinforcing shall be continuous in all walls; lap bars 48 bar diameters; provide 90 degree corner
bars. Vertical reinforcing as required in walls over 8 feet high.
8. Anchor bolts shall be 1/2" diameter and 12" long located 12" from corners and 4' O.C. minimum 2 per wall.
Provide dovetails and sleeves as required by utilities and all other penetrations.
9. Floor slabs on grade shall be 4" thick with 6x6 #10 w.w.f. located in upper third of slab
over 2" XPS insulation and 6 mil polyethylene vapor barrier and a minimum of 6" uniform
size washed stone z"
to A" diameter with no fine particles. Install perforated pvc pipe under the slab vapor
barrier connected to vertical pvc pipe continuous through the roof for passive radon
control with possibility of connection to a fan if required by testing. Provide piping under
the slab connected to a sump pump.
10. Slab edges to be thermally broken with 2" XPS rigid insulation.
D. Metals
1. Provide timber connectors as required for structural work to insure rigid permanent connections: post bases
and caps, bearing plates, hangers, etc.
2. Use galvanized material where exposure to moisture is expected.
3. Treehouse deck shall be structural aluminium deck drainage system, "Dry Joist EZ" by Wahoo Decks.
Contractor to review installation requirements with supplier. Install according to all manufacturer's written
guideline.
4. Stainless steel cable with fittings for deck railings shall be installed to meet code performance requirements
and be approved by Owner and Architect.
5. ALTERNATE RAILING: provide cost for substituting screened porch and treehouse deck ss cable with
30" galvanized welded wire mesh 4x4 grid, standard grade.
E. Carpentry
1. Structural lumber for repetitive use shall be Fb=1050 p.s.i., E=1,200,000 p.s.i. Structural lumber for beams
shall be Fb=1400 p.s.i., Fv= 75 p.s.i., E= 1,500,000 p.s.i. Maximum moisture content for all lumber is not to
exceed 19%. Floor joists,rafters and posts to be sized by registered engineer.
Trusses, beams, headers shall be designed by a registered engineer. Size roof rafters for additional 5 lbs/sf
solar panel load.
2 New exterior walls shall be 2X6'S @ 16 O.C. Exterior sheathing shall be 1- 2" Zip System R Sheathing.
Interior walls shall be 2x4's @ 16" O.C. except as noted. Garage framing shall be 2x6's @ 16" O.C.
3. Design live loads: Ground snow load 40 psf, sloped roof and first floor 40 psf, sleeping rooms 30psf, decks 40
psf. Basic wind speed 90 mph.
4. Provide bridging and firestopping as required by code.
5. Provide blocking as required by hardware, toilet accessories, cabinets, and all
other attached items.
6. All framing and decking in contact with concrete or exposed to weather shall be
pressure treated.
7. Finish Carpentry
a. Interior trim: Casings, window/door: 1X4 poplar for paint; Baseboard: 1X6
poplar for paint, except as noted otherwise.
b. Stair: Treads and risers to match wood flooring with square nosing, no scotia.
c. Shelving by Contractor to be painted or natural finish veneer plywood.
F. Thermal and Moisture Protection
1. Siding: Hardiplank lap siding Smooth Planks 8-4" (7" exposure). Custom color to be determined. Feature siding
at front porch shall be Western Red Cedar A and Better, horizontal 1x6 shiplap, smooth face. Mitre the corner.
2. Trim: Boral TruExterior or approved Equal, smooth face out, in dimensions shown on drawings
3. Provide head flashing at windows and doors.
4. Flashing shall be brake formed aluminum unless noted otherwise.
5. Gutters and downspouts: custom box gutters and downspouts manufactured from Englert steel stock, color and
finish to match roof.
Provide drainage from downspouts to perforated drains running to daylight.
6. Sloped Roofing: standing seam steel panel system with kynar finish by Englert Inc or approved Equal, type
A1300, 1" high, 16" wide mechanically seamed panels over 30# felt . Color: Dove Gray. Follow all
manufacturer written instructions for installation and forming. Verify accessory trim and flashing details with
manufacturer.
7. Flat roofing: single ply TPO membrane, min. slope 4" per ft. installed per manufacturer's written instructions.
Provide integral gutter at main deck.
8. Fascia, soffit and rake to be painted to match roof color. Soffit to be 16"
Hardie vented soffit unless otherwise noted.
9. Air seal around all doors, windows, sill plates,
betw recessed light fixtures and ceiling with non -expanding environmentally safe
spray foam.
10. Insulation:
Walls: 5.5" dense pack Roxul.
Basement walls: 2" xps with p.t. 2x4 studs and rock wool batt insulation.
Roof 16 " dense pack Roxul. Roof to be vented above sheathing.
Roof at main deck: spray closed cell in rafter bays with 1- 2"rigid insulation over sheathing.
G. Doors and Windows
1. Provide tempered glass and safety locks where required by code.
2. Interior doors shall be 1-3/8" solid core wood, flush face for paint. Door to Mbath shall be
full frosted glass, square sticking. Door sizes as indicated on drawings. Doors with designation "w" to be
weatherstripped including threshold for acoustic privacy.

STRUCTURAL NOTES
GENERAL
1. All Structural Work shall conform to the Massachusetts State Building Code (780 CMR), 9th Edition
and the requirements of the Contract Drawings and Specifications.
2. The Structural Drawings are based on information shown on the Architectural Drawings. The Contractor
shall coordinate all dimensions, elevations, and details with the Architectural Drawings.
3. Design Criteria:
Ground Snow Load pg= 40 psf
Snow Load Importance Factor Is = 1.0
Temperature Factor Ct= 1.1
Exposure Factor Ce= 1.0
Flat Roof Snow Load pf = 35 psf minimum per Table 1604.11
Width of Upper Roof Wbu = 50 ft.
Potential Drift Height Hdu = 2.7 ft.
STRUCTURAL STEEL
1. All structural steel work shall conform to the latest editions of the following:
a. American Institute of Steel Construction (RISC)
I. Manual of Steel Construction, ASD
ii. Code of Standard Practice
b. American Welding Society (AWS)
I. Structural Welding Code D1.1
2. Channels and plates: ASTM A36
3. Standard bolts: ASTM A307
4. Provide primer and field paint on all areas of steel.
5. Welding electrodes shall be E70XX. All welding shall be performed by certified welders.
6. Lag screws shall conform to ANSI / ASME B18.2.1 and ASTM A307
a. Pilot holes shall be drilled in wood members for lag screws as follows:
I. For the unthreaded shank, the pilot hole shall be the same diameter as the shank
ii. For the threaded portion, the pilot hole shall be 70% of the shank diameter
7. Provide holes or other means of attaching blocking for trim. Coordinate type, size and location with
the Architect.
8. A structural steel shop drawing shall be submitted to the Architect for review in a timely fashion.
a. Original drawings shall be created for use in shop drawings. Do not use any part of the Construction
Documents as overlays for shop drawings.
b. First -generation prints or legible copies shall be submitted. Do not submit facsimiles or copies thereof.
Digital submittals must have adequate resolution for a complete review.
