Prior to issuance of a building permit, and at least 15 days prior to request for building permit the
applicant shall submit revised plans showing;
• The proposed crosswalk across Ford Crossing designed with imprinted thermoplastic to match
existing crosswalks at Village Hill.
• Revised Dry well details.
• Revised Concrete Walk Detail to clarify that concrete thickness is 4" for typical
• Sidewalk and 6"at driveways.
• A Tree Protection Detail.
• A Granite Curb Detail.
• An Imprinted Thermoplastic Crosswalk Detail typical to Village Hill.
• Location of the 9 planned trees.
2). The 8" sewer stub in the sewer manhole shall be plugged with brick and mortar.
3). All existing granite curb removed for salvage and not reused for the project shall be returned to
DPW.
FINDINGS:
The Planning Board approved the major site plan for the construction of 5 new lots at the former Northampton State Hospital based upon
the following plans and information submitted with the application.
1) Meadow Run Site Plan Submission, by The Berkshire Design Group, Inc. Dated May 28, 2019 Sheets L1O1 to L 601, Sheets A3, A4, A5.
2) Village Hill Meadow Run Stormwater Report.
The Planning Board granted the permit with conditions upon determining that the criteria in 350-11.6 had been met.
A. The requested use protects adjoining premises against seriously detrimental uses. Surface water drainage, has been addressed. This
use was originally planned as part of the overall redevelopment of the farmer Northampton State Hospital.
B. The requested use will promote the convenience and safety of vehicular and pedestrian movement within the site and on adjacent
streets. Shared access via 1 -way alley driveway for all five lots will separate vehicles from the pedestrian flow on Ford Crossing. The
project traffic impacts have been addressed in the overall approval of the master plan approved by the Planning Board in 2003.
C. The site will function harmoniously in relation to other structures and open spaces to the natural landscape, existing buildings and
other community assets in the area as it relates to landscaping, drainage, sight lines, building orientation, massing, egress, and setbacks.
Rear and/or side wall facades within 50 feet of a completed or planned section of a cycle track or bike path shall have features that invite
pedestrian access from that side of the building; and
D. The requested use will not overload, and will mitigate adverse impacts on, the City's resources, including the effect on the City's water
supply and distribution system, sanitary and storm sewage collection and treatment systems, fire protection, streets and schools. The
