The lot(s) located on Rocky Hill Road in Florence, city map-lots 44-100, 44-101 and 44-102 and shown on an ANR plan as lots 12, 13 and 14 each meet the minimum Suburban Residential zoning requirements for frontage, depth and lot area, as long as city water and/or sewer is used. The lots would not meet area requirements for private water and private sewer systems. The DPW determines water and sewer availability. Beyond water and or sewer availability, there are significant wetlands on all three frontage lots as well as the back acreage. The conservation commission will need to make a determination as to the location of wetland buffers to determine buildable areas of the lots. It's not clear that there is room between the wetlands and the front lot line for a building that meets front and side setback requirements. I've attached a copy of the 1983 ANR plan, the current table of use and dimensions for the SR zoning district. I've also attached some 2005 files related to the wetlands and septic systems. I think the next step is a determination by the conservation commission about wetland buffers and buildable areas.
