Vreeland Design Associates Re: Neil Sullivan, 86 Blackberry Ln,Northampton, MA: Structural assessment of existing house and garage roofs to support proposed solar arrays. I have investigated the roof framing in the areas of the proposed PV solar panel installations. The 2- story, 28'x 40' colonial style house and attached garage were constructed in 1966. 26 PV solar panels are to be installed on the front southwest facing roof of the house and 15 solar panels on the front southwest facing roof of the garage. The house roof is framed with 2x6 rafters installed 16"on-center, spanning 13'-6"with a 5/12 roof slope. 2x6 ceiling joists are attached to the bottom of the rafters and prevent the roof from spreading. The 2 V 23', 1-story garage and the 14'x 21' entry/laundry room attached to the northeast garage wall has a gable roof with the ridge parallel and centered under the house ridge. The garage southwest roof is framed with 2x6 rafters installed at 16"on-center, spanning 19' with a 5/12 roof slope. A site-built truss has been constructed with a 2x4 diagonal brace perpendicular to the rafter and attached to the bottom of the rafters with 1 x4 gussets on both sides of the rafter. The 2x4 brace is located approximately 11' from the southwest wall and secured to the side of the 2x6 ceiling joistibottom chord. A longer 2x4 diagonal brace is attached to the side of the ceiling joists at the same location as the other brace and extends up and is secured to the side of the northeast rafters above the kneewall framed over the garage wall below. The roofing is composite asphalt shingles. The house 2x6 rafters have too long a span to support the proposed solar panels and meet the current building code requirements. The house southwest rafters supporting the solar panels need to be reinforced by installing vertical 2x4 bracing located 2'-6" in from the exterior wall to reduce the span of the rafters. Attach the 2x4s to the side of the rafters with 3 —2'/2"TimberLok, or equivalent structural screws, and toe screw the bottom of the 2x4s directly to the top of the 2x6 ceiling joists or to a 2x4 plate that h attached to the top of the ceiling joists. I have reviewed the mounting details for the proposed array. Based on my calculations and a PV solar panel unit weight of 40f lbs, with the attachment points of the array placed at a maximum of 4' on center and staggered to minimize the load to any one rafter, the reinforced house roof framing, as outlined above and the garage roof are adequate to support the proposed PV solar arrays and the snow and wind load requirements of the current MA State Building Code.
