I looked up the planning board approval for this project. There are some conditions before we can issue a building permit. I attached a copy along with the DPW comments.We'll need to hear from the DPW once those items are complete. We'll also need the revised site plan once it's been approved by the DPW. An NFPA 13D sprinkler system is allowed in the building but reductions in fire separation ratings are based on 13 and 13R systems.The common means of egress (front stair) needs a 2 hour rating (connects 4 stories including the basement)and the unit separations need to be 1 hour. Plan sheet A-500 doesn't show a rated horizontal assembly or a 2 hour rated shaft enclosure. It's likely that the fire separations will need extend to the exterior sheathing. It appears that at least one of the buildings at 76 Gothic St will need to have a rated exterior wall based on the fire separation distance between them. It does seem possible that only the new building will need a rated wall based on allowances in IEBC 1012.6. Per Mass 9th code, 2015 IBC: FIRE SEPARATION DISTANCE.The distance measured from the building face to one of the following: 1. The closest interior lot line. 2.To the centerline of a street, an alley or public way. 3. To an imaginary line between two buildings on the lot. The distance shall be measured at right angles from the face of the wall. Table 602, exterior wall fire resistance ratings, fire separation distance greater than or equal to 5' and less than 10', type VB, 1 hour rating. Distance between buildings per plot plan is 11' Per Mass 9th, 2015 IEBC: 1012.6.2 Exterior wall rating for change of occupancy classification to an equal or lesser hazard category. When a change of occupancy classification is made to an equal or lesser hazard category as shown in Table 10 12.6, existing exterior walls, including openings, shall be accepted. The existing building isn't undergoing a change of occupancy but the code would make an allowance if it were; applying this section to the existing building on the site results in an equivalent level of safety.
