As it turns out the underside of the second floor is substantially higher than the first floor ceiling , so I was wrong to think the proposed work still met the 50%openness criteria noted in the Design Guidelines . The existing facade appears to be about 53% open, proposed would be about 40% open. Yet it is non-structural first floor facade work that is exempt from CBAC review . Which prevails? You all get to decide! Speaking as a CBAC member, at this point I think yes this should come before the CBAC so that the CBAC can discuss the treatment of the surfaces to maintain at least the desired effect of the guideline . Same as we did with Florence Savings Bank down at the corner. This redesign is intended to address concerns from the Central Business Architecture Committee and the Department of Public Works. The scope of work now provides a 5' deep recessed vestibule at the street facade, with the A TM located at the rear of the vestibule . This meets the CBAC guidelines for a first fl oo r facade that is more than 50% open, and the DPW concern for people standing out on the sidewalk to use the A TM. We are hopeful that this redesign successfully addresses these concerns, and that the Building Department is now able to issue the Zoning Permit.
