Dear Mr. Keiter,
I have reviewed your zoning permit application for a driveway and a single family house on
Sylvester Road in Florence.
I have approved this application with conditions. The driveway is approved as shown on the
plan submitted as long as it is constructed in accordance with the Fire Department requirements.
Additionally, you must obtain a permit from the Conservation Commission if required, and a storm water
permit from the Department of Public Works if the project, including the house site, disturbs more than
an acre.
You may construct a single family house on this property, served by the proposed driveway, as
long as the house location meets all the setback requirements for the Rural Residential District.

Per the recommendation of Carolyn Misch, I am writing this letter to request an
updated zoning permit application cover sheet It is my understanding that we can
proceed with the construction of (1) single family residence on the property located
on Sylvester Road (Map 21 Parcel 004 001 Zone) with the following stipulations:
• Permit from the DPW Storm Water Management
• Fire Department Sign Off
• Potential Conservation Commission Permit pending proximity of
intermittent stream to driveway
Please note on the cover sheet that Mr. Nichols has approved the driveway design as
shown with the following stipulations:
• The last short leg of 12% driveway (approximately 30 feet) be reduced to
10% slope or less, or be paved. All other 12% slopes have been approved.
• Pavement is not required.
• The house may require an independent fire suppression system due to
sections of 12% slope. In a conversation with me, Mr. Nichols stated that we
can sit down and review the plans together to see if we can compromise
somewhere on this point
Based on our many discussions with yourself, Carolyn Misch, Dwayne Nichols, and
Sarah Lavalley, Jill and I have decided to purchase the land. We thank you very
much for all of your time in reviewing this matter.
