I have approved the application as presented. The approved plan proposes replacing a portion of the existing non-conforming structure with a single family dwelling. The new structure must not exceed the footprint of the existing structure. The site plan includes closing all but 15 feet of the existing curb cut on Prospect Street; the remaining curb cut must be at the eastern end of the existing cut. No other curb cuts are allowed. The site plan shows 61% open space; the minimum allowed would be 50%. The plans, as submitted, show a single family dwelling. An accessory apartment meeting zoning ordinance requirements would be allowed but the plan, as approved, do not meet those requirements. Any home occupation would need to meet the current zoning ordinance requirements. The approved plans are ready to be picked up. Please contact me if you have any questions.
