24C-013 NSC_780 CMR NARRATIVE780 CMR NARRATIVE In Compliance with Chapter 34 Northampton Survival Center 265 Prospect Street Northampton, MA 01060 Owner City of Northampton Architect Nelligan White Architects PLLC 20 West 20th Street New York, NY 10011 (212) 675-0500 Engineer Mechanical Lindgren & Sharples, P.C. 435 Cottage Street Springfield, MA 01104-4005 Tel: (413) 732-4336. Structural Ryan Hellwig, PE 28 Aldrich Street Northampton, MA 01060 Tel: (413) 584-4594 August 18, 2010 Project Description: The Northampton Survival Center, 265 Prospect Street, Northampton, MA., currently occupies a portion of a combined facility at the above address. The remaining spaces in the current combined facility are occupied by the Department of Public Works. The entire facility is comprised of three connected buildings, two wood frame buildings to the north and south ends of a long center building that is made of combined wood frame and masonry construction. Use and occupancy of the building as The Northampton Survival Center will continue and expand to include all of the central masonry and wood frame building and will replace the southern wood frame addition with a new, larger wood frame addition. These portions of the facility will be leased to The Northampton Survival Center by the City of Northampton. The use and occupancy of the Northern most building of the current combined facility is to be determined and, with the exception of adding a sprinkler system and relocating the south façade entry door, no work will be done in this building as a part of this project. The proposed project comprises a total renovation of the existing central part of the existing facility, removal of the southern wood frame portion, and replacing it with a new addition that will house the administrative offices and spaces for The Survival Center. The existing building to be renovated contains no basement, and entry and exit, to and from the building, is at grade. The site of the building remains essentially the same with improvements including planting, new fencing on the west front perimeter of the site, pedestrian walks and cross walks. There are no existing drawings or written building history for the current facility that we were able to locate. We have commissioned and completed an overall site survey and borings in the area of the new addition to test the soil quality in preparation for the renovation. The survey data is reflected on the site plan drawing that is a part of the construction document set and the survey of the entire site will be included in the Building Department Submission. The renovation will include demolition of the existing wood frame addition and replacement with a slightly larger wood frame addition with an entrance at grade and no basement. This section will be used for administration of the facility, interviewing of clients, workshops and instruction for clients, and general business. The renovation will also include a total renovation of the middle portion of the existing facility, altering it from its current combined occupancy of The Northampton Survival Center and DPW equipment garage to the single occupancy of The Northampton Survival Center. This section will include capacity for public distribution of food and the storage of food. Food will not be prepared for public consumption at this facility. The entire facility, including the northern most ajoining building, will be provided with an automatic sprinkler system as required. (See mechanical drawings and Chapter 34 Narrative by Lindgren and Sharples, PC, mehanical engineers for the project.) All entrances and exits are at grade and comply with accessibility standards and laws. 780 CMR – Massachusetts State Building Code The following is a summary of Code related items as regulated by 780 CMR including Chapter 34 for alterations to an existing building: Zoning: Map/Block Lots for all lots in project: 24C-0130001 Zoning District: URB (100) Construction Classification: The existing construction is Type VB and this project intends to match or improve this classification.
