(TCI) CB Peter Frothingham Peter Frothingham, RA (PFRA) PF ITEM DESCRIPTION ACTION PERSON OLD BUSINESS 33 SH inquired if storefronts could go in earlier, indicated willingness to pay to repair damage for installation before brickwork complete. MF will review how early storefronts could go in and report next week. V 33.1 MF indicates storefronts could go in as early as 1 November.TCI confirm with Lizottes V 33.2 MF confirms, and cautions that installation is still subject to delays from gas meters, weather, city inspections; so not a guarantee. SH will sent notice to tenants that project is pursuing the possibility of accelerating storefront installation perhaps a few weeks. V 33.3 Gas meter delay means expedited approach might result in storefront installation as originally scheduled. SH to notify tenants of updated schedule. V 33.4 SH inquired about schedule of outstanding first floor interior work after new storefronts are installed. TCI reviewed work related to new ceilings, patching ceiling and walls, painted, floor installation and finish. Roughly another 1.5 weeks' work. SH asked if this time period could be shortened citing tenant business impact. LG indicates possibly. None.V 33.5 Michael currently forecasts storefronts could be installed in 2-3 weeks. MF to confirm with Lizottes on Friday. SH to notifiy tenants after confirmation.V Page 1 33.6 Lizottes has reconfirmed field measurements. MF will confirm installation first week of December. MF will inquire if installation can be expedited, and if so how much and at what cost. V 33.7 According to Lizotte's, reeded glass unavailable in size needed; resulting in last- minute rush to explore, then choose three panel option. PF asked why only during production did size limitation of reeded glass become known. MF states he does not know, but recalls there is often about a 6' width limitation. PF asked which direction is the width, is this a pattern or an extrusion. LG noted Lizottes historically has been one of the premier storefront sources, nonetheless it is extraordinary to submit shop drawings with something unavaliable. SH asks who pays for this mistake. SH indicates the three panel bulkhead glass was only accepted provisionally to keep project on track. SH does not accept as final resolution. No agreement on whose expense this is. SH and TCI will research availabilliy of reeded glass in originally specified size.SH, MF 33.8 SH noted current installation is not an early installation, therefore MPI does not take on any early responsibility for protection or repair. Storefront door order came through incorrect, installed only two doors. Subcontractor explains no parts were reworked, no doors were modified. New third door won't be available until next week. SH notes reeded glass installed with texture to the interior, not exterior as approved on submittal. SH dissatisfied that again what was submitted and approved is not being supplied and installed. SH repeats the three subpanels installation is not an acceptable final solution. Inconclusive.? 33.9 CB indicates third door to be installed tomorrow, closer on Thursday. SH asked what disruption to coffee shop, CB has let Emily know what to expect. CB has addressed issues for tenants brought to his attention, to their quick satisfaction. PF inquired of progress finding appropriate gasket for reinstallation of reeded glass in accordance with shop drawings. MF reports he is pursuing. CB to continue prompt response to tenant needs, MF to follow up on gasket.V Page 2 33.10 LG reports that TJ from Lizottes will reverse one bulkhead glass panel for owner review next week. Agreement to reverse the center one in Beehive storefront. Further discussion of replacement reeded glass, SH reports cast glass in correct size is prohibitively expensive, samples of alternative extruded glass is on the way. Other items to be discussed with Change Order. CB reviewed installation process of storefront system, noted wrong threshold height (missing finish floor thickness) delayed installation, noted then two doors installed but a third door was wrong- handed so returned and a new correct one was rushed to replace; no parts were modified. All reviewed construction of integral post at corner of storefront, noting existing wood is intended and permanent, not temporary, & delayed cladding is aesthetic cover, not structural. All reviewed weep capacity in storefront bottom rail. SH inquires if storefront system caused delay, CB reports some elements were delayed but not the whole project as there was other work to do and masonry is still ongoing. SH asked and PF confirmed that payment for the bulkhead glass was not included in this current payreq. LG and TJ to meet next week, SH & PF to review flipped glass panel.LG,SH,PF 87 SH asked when the first floor temporary walls could come down. MF indicated once the storefronts are in. Gypbd, patching, painting, & floor finish will still need to happen, but this could be behind a poly curtain. MF to confirm when temp wall can come down, when painting etc. would be finished. SH will let tenants know after confirmation. V 87.1 Date revised to mid-December None V 87.2 CB reports first floor tenants prefer temporary wall to poly curtain; TCI will cut just upper portion of wall to allow TCI access to patch ceiling while wall in place. CB has figured way to install upper level windows as masonry goes up instead of after, will facilitate schedule and allow TCI to do interior finish at upper levels before temporary walls removed mid-December. TCI begin window installation next week, CB to coordinate with HPMG V Page 3 87.3 Upper floor tenant spaces temporary walls have been lowered to accommodate patching, poly closure at top maintains separation. Windows are installed, gypbd being installed; wndow trim and baseboard heat installation early next week, MPI should be able to paint tenant interiors middle of next week. First floor tenant spaces ceiling framing underway, gypbd today if lights resolved otherwise delay ensues. Agreement not to change lighting in coffee shop from contract . CB to document ceiling framing in all storefronts before gypbd installation. Beehive to receive 3 recessed lights, locations per PF email. SH directs to use fixtures matching those at ESB ATM and Pinch Pottery. PF to pick matching fixture immediately available locally by end of day; or a remodel kit if new construction kit not immediatly available; and confirm distance location from window. V 87.4 Done. Fixture housings installed, gypbd in place; no delay. CB to photograph new ceilings with screw heads exposed to locate framing above for record. CB 87.5 CB has photos, adds description that the ceiling electrical box is attached to the south side of a rafter, rafters to the north of that one are 24" O.C. Upper tenant rooms are being painted by MPI. CB thinks field office will be available for painting Wedensday next week. None 04-Jan-13 88 SH asked what the currently envisioned completion date is. MF indicated at this moment the original 17 Dec 12 date still stands. None V 88.1 Date revised to week of 24 Dec 12. None V 88.2 MF forecasts Substantial Completion the week of 24 Dec; scheduling subgrade work and sidewalk pour for that week. SH asked when tile would be installed, MF indicates preliminarily Thursday next week. SH askes about sufficient warmth. LG indicates for sidewalks TCI would wait for good days. CB explains for tile heaters will be positioned below tile with blankets over tile. None V 88.3 Substantial completion moved to following week, due to weather masons are not finished, Scaffolding removal forecast for week after. Electrician has bucket lift from which to work if scaffolding gone. None 18-Dec-12 Page 4 88.4 Substantial Completion date uncertain, but within a few weeks, weather dependent. LG confirmed we are now using some of winter conditions allowance. SH inquired of upper window flashing, CB indicated this begins early next week. SH inquired of lights, CB reported facade lights are in transit and signband lights are at electricians. SH contact Sam to schedule sign installation. SH 103 SH asked who made decision to install floor in coffee shop, CB responds that tenants did and that Mukunda told him he was going to get new legs for the wood countertop TCI salvaged. None V 103.1 SH asked for clarification of who pays for reinstallation. PF noted documents indicate TCI does. All agree banquette demolished as Mukunda indicated, he intends a second eating counter instead. Unclear who pays for that. MF reports that Mukunda told him Mukunda was doing that. None V 103.2 SH asked if anyone could confirm Mukunda indicated he would not be reusing his banquette. PF, MF, CB confirmed such was indicated to them by Mukunda. All to check notes, records. V 103.3 Mukunda has existing top, is having second similar top and new supports for both fabricated; TCI is installing. PF to send narrative to SH for her to use in confirmation with Mukunda of TCI scope of work, Mukunda scope of work, and schedule. SH asked what was disposition of painters lamps HPMG received billing for, CB indicated they were in the storeroom. PF to send narrative this afternoon, SH to follow up.PF,SH 104 SH inquired when scaffolding would be removed, MF indicated the week of 31 Dec.MF to confirm as we get closer. V 104.1 CB reports scaffolding is scheduled to be removed Monday through Wednesday next week, presuming masons finish work over this weekend. None 04-Jan-13 108 PF inquired of vacation schedules and next meeting date. SH available as needed. PFRA closed Dec 21 & 24, 25. TCI closed 24th pm and all 25th. MF off that week, but reachable if necessary. Agreement to meet next week. Meet 1pm on the 18th. V 108.1 PFRA schedule revised to close after lunch on Thursday the 20th, and instead be open Monday the 24th. Agreement to meet on 3 Jan 13, 1pm at the Watering Hole. LG will circulate draft payreq about the 30th of Dec. Meet 1pm on the 3rd. SH and LG to meet before end of week to further review Change Orders. LG prepare payreq. LG,SH Page 5 108.2 LG has Change Order #2 and December PayReq for review after this meeting.SH,LG,PF to meet 04-Jan-13 110 SH inquired about keys to new doors. CB reports Emily has 2 masters and 16 copies, Tess has 1 key CB has 1. SH will coordinate keys with HPMG. SH 111 CB asked when are awnings going up, noting storefront work must be complete before. PF replies that awnings are intended to be installed after signage, so storefront work needs to be done before signage. Tess's signage is scheduled for last week of Dec. Mukunda's signage is unscheduled. PF asked SH if MPI will install awnings before Mukunda signage, necessitating removal and reinstallation. SH undecided. Exterior aspects of storefront installation must be complete before 24 Dec.V 111.1 Agreement to install awnings after signage. SH to confirm signage installation date. V 111.2 Sam wants not to put signs up while scaffolding up, is closed for vacation Jan 9-17. SH to contact Sam to schedule. SH to confirm signage installation date with Sam, coordinate with TCI to not interfere with sidewalk replacement. SH 117 SH asks if Mukunda's eating counter was stored, and banquette demolished. CB confirms. MF and PF recall Mukunda indicating he intends new legs for it. SH asks if anyone discussed revising Mukunda's lighting from what is shown in documents, none recall doing so. None 18-Dec-12 117.1 Decision to install 6' white lighting track in each ceiling, rewire existing pendant lamps to new connector to attach to track, SH to ask Mukunda for distance from floor to bottom of fixture SH to contact Mukunda SH NEW BUSINESS 118 CB reports next week: roofer returns on Monday; painters return on Monday for Beehive exterior alcove and coffee shop interiors; tile work finishes Monday; also screens reinstalled at upper level windows; Thursday-Friday next week Taylor-Davis begins subgrade sidewalk work if scaffolding removed. Weather permitting, pour concrete sidewalk over weekend or beginning following week. Friday electricians return to install exterior lights and coffee shop interior lights. None 04-Jan-13 119 PF reminds all that PFRA is closed and he is unavailable for week of Jan 21-25.None 04-Jan-13 120 SH asks if RH can do his final inspection now, agreement he could. TCI and PF need copy of RH construction control affidavit. SH to contact RH. SH Page 6 121 CB asks what to do with existing stone. SH confirms she will contact gallery people. CB notes OSB is stacked next to Beehive back door for SH. SH to contact gallery people, contact Restore for OSB removal.SH 122 SH inquired when storeroom would be emptied, CB indicated beginning of Feb.
