ITEM DESCRIPTION ACTION PERSON
OLD BUSINESS
33
SH inquired if storefronts could go in earlier,
indicated willingness to pay to repair damage
for installation before brickwork complete.
MF will review how early storefronts could go
in and report next week. V
33.1 MF indicates storefronts could go in as early
as 1 November.TCI confirm with Lizottes V
33.2
MF confirms, and cautions that installation is
still subject to delays from gas meters,
weather, city inspections; so not a guarantee.
SH will sent notice to tenants that project is
pursuing the possibility of accelerating
storefront installation perhaps a few weeks.
V
33.3
Gas meter delay means expedited approach
might result in storefront installation as
originally scheduled.
SH to notify tenants of updated schedule. V
33.4
SH inquired about schedule of outstanding
first floor interior work after new storefronts
are installed. TCI reviewed work related to
new ceilings, patching ceiling and walls,
painted, floor installation and finish. Roughly
another 1.5 weeks' work. SH asked if this
time period could be shortened citing tenant
business impact. LG indicates possibly.
None.V
33.5 Michael currently forecasts storefronts could
be installed in 2-3 weeks.
MF to confirm with Lizottes on Friday. SH to
notifiy tenants after confirmation.V
33.6 Lizottes has reconfirmed field measurements.
MF will confirm installation first week of
December. MF will inquire if installation can
be expedited, and if so how much and at what
cost.
V
Page 1
33.7
According to Lizotte's, reeded glass
unavailable in size needed; resulting in last-
minute rush to explore, then choose three
panel option. PF asked why only during
production did size limitation of reeded glass
become known. MF states he does not know,
but recalls there is often about a 6' width
limitation. PF asked which direction is the
width, is this a pattern or an extrusion. LG
noted Lizottes historically has been one of the
premier storefront sources, nonetheless it is
extraordinary to submit shop drawings with
something unavaliable. SH asks who pays for
this mistake. SH indicates the three panel
bulkhead glass was only accepted
provisionally to keep project on track. SH
does not accept as final resolution. No
agreement on whose expense this is.
SH and TCI will research availabilliy of reeded
glass in originally specified size.SH, MF
33.8
SH noted current installation is not an early
installation, therefore MPI does not take on
any early responsibility for protection or repair.
Storefront door order came through incorrect,
installed only two doors. Subcontractor
explains no parts were reworked, no doors
were modified. New third door won't be
available until next week. SH notes reeded
glass installed with texture to the interior, not
exterior as approved on submittal. SH
dissatisfied that again what was submitted
and approved is not being supplied and
installed. SH repeats the three subpanels
installation is not an acceptable final solution.
Inconclusive.?
34 CB confirms there is no insulation in attic, SH
requests quote to insulate attic MF to arrange V
34.1 CB confirms there is no insulation under roof
membrane either
TCI to contact insulator for quote. Include
flash spray around ceiling penetrations to aid
in vapor barrier management, R-40 blown-in
cellulose, leave sufficient extra mounded 4'
from front wall to be distributed by TCI after
wall framing installed.
V
34.2
Quote provided. PF asked for confirmation
that, where fiberglass batt is used to fill gaps
in lath and plaster original ceiling, the area will
be flash sprayed to maintain air-barrier
continuity at that level; if there are recessed
fixtures that penetrate the original ceiling that
appropriate insulated boxes be provided.
Confirmation that dropped ceiling is not the air
or vapor barrier, and insulation is to be
installed above upper original ceiling.
SH has several weeks' time to review budget
and decide.V
34.3 SH indicates desire to do work, is following up
with rest of family SH intends a decision by end of this week. V
34.4 Decision to insulate attic, not pursuing
rebates.None V
Page 2
34.5
After much debate, Owner elects not to
pursue the option to insulate attic to avoid
repeatedly revised requirements further
delaying project. TCI spent many hours
proceeding under direction of City inspector to
acceptably air-seal in these existing
conditions, to no avail. Most of attic is air-
sealed, blown-in insulation not installed.
Inconclusive discussion of how to compensate
TCI and Insulation Sub for time & materials
spent.
LG and SH to review. PF to notify City. V
34.6
PF notified Chuck Miller of decision. CB
reports that attic floor is completed; about
70% of it is air sealed. SH wants to know how
much money was spent to accomplish work
so far; how much TCI time was spent trying to
accomodate inspector, and who pays for it.
LG will review with insulator LG
34.7
LG indicates roughly $1000 billed from
insulator for preparation and air sealing as
completed, roughly $900 in TCI time for
coordination, meetings with Inspector, and
preparation. LG notes costs would have
increased more if we'd continued. Agreement
to discuss in detail when reviewing Change
Order Log.
None 11-Dec-12
61
PF inquired of SH status of building signage
and awnings; noting that in order to proceed
we need to get fabricators under contract.
SH to contact PF to set up meeting. V
61.1 SH & PF to meet after this meeting
PF to begin drawings for business tenant
signage frames, first floor awnings, and
building directory for quotes, permits, and
building integration during construction.
V
61.2
PF reports information has been provided to
Porcupine Signs, meeting tomorrow
Wednesday to review with goal to provide
pricing for approval.
PF to follow up.V
61.3
PF reports having met with sign and awning
providers, and with Tess. Scheduled to meet
with Makunda Monday.
PF needs to get info to TCI on tabs for
mounting brackets into sides of brick piers.V
61.4
Sign-band design has been revised, no longer
attaches to brick piers, no mounting tabs.
Final color selections for awnings and beam to
be determined in following meeting. PF will
present updated design to Tess and
Mukunda. MF indicates beam paint color
needed within a week.
PF & SH to finalize decisions this week, PF to
provide paint color to TCI early next week.V
61.5
PF has met with Tess and Mukunda, who
approved design. Beam and awning colors
finalized. Awnings are being made, for late
December installation. Signband is being
made, for late December installation. Tess
has her sign permit application in to City.
SH & PF to meet after to finalize remaining
details. (At subsequent meeting, SH asks
PF to confirm all light fixtures are in & no
delays in installation)
V
Page 3
61.6
SH reports DPW returned application due to
uncertain date. Current awning design
indicates attachment into brick veneer at back
corners of awning and with cables from front
corners of awning to steel beam above. SH
wants to delete cables. PF has reservations
for awning attachment capacity to only brick
without connection to steel structure, either at
beam or steel posts inside brick piers, and
recommends engineering review if awning
provider isn't comfortable with attachment.
Chilson's does not have in-house engineer,
but David Garheeb states from their
experience installation into just brick would
hold. MF reports mason considers bricks
could hold awnings but cannot guarrantee.
LG noted the awnings and signage are
outside of TCI contract. MF notes TCI only
needs info for coordination. SH reports
Beehive signs are approved and under
fabrication, coffee shop still under negotiation.
MF reports beam lamps are "in hand" and
facade lamps are "local".
SH to complete signage negotiations with
coffee shop. If Chilson's won't stand behind
(under!) installation, SH will contact
engineers. CB to confirm lamps are correct.

PF inquired of estimate to cut salvaged
granite lintels to regular depth, MF reports
pricing is in progress. PF inquired of
alternatives, precast concrete or cmu; noting
this is first masonry to install & needed fast.
MF indicated he would research.
MF to get pricing to cut stone, and for
alternatives.V
83.1
MF reports granite from Amherst Farmers
Supply for 40' watercourse costs approx. $800
and cutting existing stone to depth is approx.
twice that. SH requests that brick soldier
course lintels over window be replaced with
stone. After discussion, SH directed to use
new granite similar to watercourse for sills and
lintels, estimated at another $1600.
MF to get final pricing. SH to handle removal
of existing stone from back parking lot.V
83.2
SH explains she'd not taken PF
recommendation to use limestone sills and
brick lintels because she found mix of granite
watercourse, limestone sill, & brick lintels
unacceptable; and so ordered granite for sills
and lintels also. SH expresses
disappointment that this was not discovered
and resolved earlier. MF points out emails in
mid-October identifying the issue. MF points
out TCI got price from mason to cut limestone
for watercourse, was double cost for new
granite, and told SH of this. SH states she
was out of this loop, did not know it had been
ordered, and did not approve granite
watercourse.
TCI sending truck to Barre VT to pick up
stone today. Coordinate with masons for
delivery at jobsite 7am tomorrow.
TCI
Page 4
83.3
Granite sills and lintels arrived that night by
expedited TCI delivery, second floor window
sills and lintels installed, third floor sills
installed and lintels going in tomorrow.
Inconclusive discussion of who bears costs.
Agreement to review in detail in Change Order
Log.

SH asked when the first floor temporary walls
could come down. MF indicated once the
storefronts are in. Gypbd, patching, painting,
& floor finish will still need to happen, but this
could be behind a poly curtain.
MF to confirm when temp wall can come
down, when painting etc. would be finished.
SH will let tenants know after confirmation.
MF,SH
87.1 Date revised to mid-December None V
87.2
CB reports first floor tenants prefer temporary
wall to poly curtain; TCI will cut just upper
portion of wall to allow TCI access to patch
ceiling while wall in place. CB has figured way
to install upper level windows as masonry
goes up instead of after, will facilitate
schedule and allow TCI to do interior finish at
upper levels before temporary walls removed
mid-December.
TCI begin window installation next week, CB
to coordinate with HPMG V
87.3
Upper floor tenant spaces temporary walls
have been lowered to accommodate patching,
poly closure at top maintains separation.
Windows are installed, gypbd being installed;
wndow trim and baseboard heat installation
early next week, MPI should be able to paint
tenant interiors middle of next week.
First floor tenant spaces ceiling framing
underway, gypbd today if lights resolved
otherwise delay ensues. Agreement not to
change lighting in coffee shop from contract .
CB to document ceiling framing in all
storefronts before gypbd installation. Beehive
to receive 3 recessed lights, locations per PF
email. SH directs to use fixtures matching
those at ESB ATM and Pinch Pottery.
PF to pick matching fixture immediately
available locally by end of day; or a remodel
kit if new construction kit not immediatly
available; and confirm distance location from
window.
PF
88
SH asked what the currently envisioned
completion date is. MF indicated at this
moment the original 17 Dec 12 date still
stands.
None V
88.1 Date revised to week of 24 Dec 12. None V
88.2
MF forecasts Substantial Completion the
week of 24 Dec; scheduling subgrade work
and sidewalk pour for that week. SH asked
when tile would be installed, MF indicates
preliminarily Thursday next week. SH askes
about sufficient warmth. LG indicates for
sidewalks TCI would wait for good days. CB
explains for tile heaters will be positioned
below tile with blankets over tile.
None 11-Dec-12

91
PF reviewed installation sequence of steel
angles in masonry cornice suggested by RH:
install angles without foam or mortar beneath
and then, after masonry above is complete
and angles have finished dead-load
deflection, come back to grout under angles.
CB to coordinate CB
96 SH indicates MPI will salvage and store
existing front doors.SH to coordinate. SH
96.1 Agreement to place at back of building under
deck by bulkhead.CB to place.CB
98
CB reviewed installation sequence for alcove
tile, installing wall pieces first then floor
pieces.
CB to coordinate with tile sub. CB
101
CB reviewed schedule for tilework, noting cold
weather. Agreement to see how temperatures
are the week after storefront is installed.
TCI to coordinate 11-Dec-12
102
CB wants to know when he can bring windows
through upper tenant spaces, SH will email
notice for 9am Monday.
SH to email notice. 11-Dec-12
103
SH asked who made decision to install floor in
coffee shop, CB responds that tenants did and
that Mukunda told him he was going to get
new legs for the wood countertop TCI
salvaged.
None V
103.1
SH asked for clarification of who pays for
reinstallation. PF noted documents indicate
TCI does. All agree banquette demolished as
Mukunda indicated, he intends a second
eating counter instead. Unclear who pays for
that. MF reports that Mukunda told him
Mukunda was doing that.
None 11-Dec-12
104 SH inquired when scaffolding would be
removed, MF indicated the week of 31 Dec.MF to confirm as we get closer. MF
NEW BUSINESS
108
PF inquired of vacation schedules and next
meeting date. SH available as needed.
PFRA closed Dec 21 & 24, 25. TCI closed
24th pm and all 25th. MF off that week, but
reachable if necessary. Agreement to meet
next week.
Meet 1pm on the 18th. All
109
CB reports masonry anticipated to complete
this week, completing interior tenant trim
Friday or Monday, start on Azek trim tomrrow,
also ceilings in coffee shop, & door closers
tomorrow. Lizotte scheduled to install third
door next Wednesday, closer installed next
Thursday. Storefront breakmetal installation
soon, first floor wood floors installed, sanded
and first coated on Thursday. Alcove work
Thursday and Friday this week.
None 11-Dec-12
110
SH inquired about keys to new doors. CB
reports Emily has 2 masters and 16 copies,
Tess has 1 key CB has 1.
SH will coordinate keys with HPMG. SH
Page 6
111
CB asked when are awnings going up, noting
storefront work must be complete before. PF
replies that awnings are intended to be
installed after signage, so storefront work
needs to be done before signage. Tess's
signage is scheduled for last week of Dec.
Mukunda's signage is unscheduled. PF
asked SH if MPI will install awnings before
Mukunda signage, necessitating removal and
reinstallation. SH undecided.
Exterior aspects of storefront installation must
be complete before 24 Dec.TCI
112
SH asked if inspectors and OSHA have been
on site. CB confirms City inspectors are on
site regularly, and workers have on several
occasions seen vehicles stopped a block
away with driver photographing, presumed to
be OSHA. SH inquired if there have been
complaints from OSHA, LG responds none.
None.11-Dec-12
113 SH asks if old tin ceiling was saved, CB
indicates just a few trim pieces.None 11-Dec-12
114a
LG presented an in-progress Change Order
Log with updates still in process.
A17 - TCI still gathering pricing, unclear of
final v. estimate, still in process.
A16 - Code required upgrades to existing
wires moved, relocating and reinstalling
wiring, temp lighting & power, etc. still in
process.
A02 - presuming no change in weather, this
will be credited, still in process.
12 - SH asserts MPI payment of this was not
agreed to, feels $1900 spent and still no
insulated attic, agreement to discuss further.
LG notes the buildng has been improved, prep
work is substantially done, air-sealing 70%
done, infiltration heat losses are reduced.
Agreement to discuss further.
11 - Approved.
10 - Cost of new granite for upper windows,
expedited delivery, hours spent researching
and sourcing, does not include LG time, and
guesstimate of masons' time. SH contests
expense, agreement to discuss further.
(Too much text for one cell, item split into two
cells. See continuation at 114b below.)V

9 - Approved.
8 - Approved.
7 - Not pursued, zero change.
6 - (No notes, skipped?)
5 - Approved.
4 - Modified by #12
1 - SH wants to retract approval, asks what
was unforseeable condition, TCI and PF reply
everything we could not see beneath the
sidewalk. LG pointed out conversation
considering removing sidewalk to inspect,
then at additional expense replacing sidewalk
until construction, then removing sidewalk
again just to discover what we would discover
anyway; noting repairs would have been and
cost the same either way; and agreement to
save the money. SH recalled conversation.
SH and LG to meet after meeting. SH, LG
