(TCI) CB Peter Frothingham Peter Frothingham, RA (PFRA) PF ITEM DESCRIPTION ACTION PERSON OLD BUSINESS 33 SH inquired if storefronts could go in earlier, indicated willingness to pay to repair damage for installation before brickwork complete. MF will review how early storefronts could go in and report next week. V 33.1 MF indicates storefronts could go in as early as 1 November.TCI confirm with Lizottes V 33.2 MF confirms, and cautions that installation is still subject to delays from gas meters, weather, city inspections; so not a guarantee. SH will sent notice to tenants that project is pursuing the possibility of accelerating storefront installation perhaps a few weeks. V 33.3 Gas meter delay means expedited approach might result in storefront installation as originally scheduled. SH to notify tenants of updated schedule. V 33.4 SH inquired about schedule of outstanding first floor interior work after new storefronts are installed. TCI reviewed work related to new ceilings, patching ceiling and walls, painted, floor installation and finish. Roughly another 1.5 weeks' work. SH asked if this time period could be shortened citing tenant business impact. LG indicates possibly. None.V 33.5 Michael currently forecasts storefronts could be installed in 2-3 weeks. MF to confirm with Lizottes on Friday. SH to notifiy tenants after confirmation.V 33.6 Lizottes has reconfirmed field measurements. MF will confirm installation first week of December. MF will inquire if installation can be expedited, and if so how much and at what cost. MF Page 1 34 CB confirms there is no insulation in attic, SH requests quote to insulate attic MF to arrange V 34.1 CB confirms there is no insulation under roof membrane either TCI to contact insulator for quote. Include flash spray around ceiling penetrations to aid in vapor barrier management, R-40 blown-in cellulose, leave sufficient extra mounded 4' from front wall to be distributed by TCI after wall framing installed. V 34.2 Quote provided. PF asked for confirmation that, where fiberglass batt is used to fill gaps in lath and plaster original ceiling, the area will be flash sprayed to maintain air-barrier continuity at that level; if there are recessed fixtures that penetrate the original ceiling that appropriate insulated boxes be provided. Confirmation that dropped ceiling is not the air or vapor barrier, and insulation is to be installed above upper original ceiling. SH has several weeks' time to review budget and decide.V 34.3 SH indicates desire to do work, is following up with rest of family SH intends a decision by end of this week. V 34.4 Decision to insulate attic, not pursuing rebates.None V 34.5 After much debate, Owner elects not to pursue the option to insulate attic to avoid repeatedly revised requirements further delaying project. TCI spent many hours proceeding under direction of City inspector to acceptably air-seal in these existing conditions, to no avail. Most of attic is air- sealed, blown-in insulation not installed. Inconclusive discussion of how to compensate TCI and Insulation Sub for time & materials spent. LG and SH to review. PF to notify City. LG,SH,PF 55 TCI submitted more shop drawings. MF & PF to meet after to confirm final wall section. PF to review submittals per outcome. V 55.1 MF & PF met, wall assembly is as drawn. PF processed some of submittals, others need resolution of T.O. conc. grade beam first. PF to process remaining submittals. V 55.2 PF noted that he doesn't have paperwork for masonry samples submitted last week.TCI to provide.V 55.3 PF and Jacquelyn are finalizing submittals. PF intends to complete submittal review this week.V 55.4 PF indicates all submitals reviewed with exception of door hardware. PF asked for confirmation, MF indicated he thought so and would verify with Jacquelyn. MF to confirm with Jacquelyn. MF 61 PF inquired of SH status of building signage and awnings; noting that in order to proceed we need to get fabricators under contract. SH to contact PF to set up meeting. V Page 2 61.1 SH & PF to meet after this meeting PF to begin drawings for business tenant signage frames, first floor awnings, and building directory for quotes, permits, and building integration during construction. V 61.2 PF reports information has been provided to Porcupine Signs, meeting tomorrow Wednesday to review with goal to provide pricing for approval. PF to follow up.V 61.3 PF reports having met with sign and awning providers, and with Tess. Scheduled to meet with Makunda Monday. PF needs to get info to TCI on tabs for mounting brackets into sides of brick piers.V 61.4 Sign-band design has been revised, no longer attaches to brick piers, no mounting tabs. Final color selections for awnings and beam to be determined in following meeting. PF will present updated design to Tess and Mukunda. MF indicates beam paint color needed within a week. PF & SH to finalize decisions this week, PF to provide paint color to TCI early next week.PF,SH 81 RH reports observations of steel installation: post bases still need to be grouted, top of post at D1 has only one tieback installed, need stiffener under cap plate at posts. Agreement that 2.5" by 2.5" triangular steel stiffener under cap plate is sufficient; allows mason to place one header brick each side. Grouting will happen soon. RH to provide sketch of stiffener. RH & CB to review tie-back at D1 tomorrow. RH email of 1 Nov 12 "McCarthy Steel Questions" expands on observations, additional info provided. 13-Nov-12 83 PF inquired of estimate to cut salvaged granite lintels to regular depth, MF reports pricing is in progress. PF inquired of alternatives, precast concrete or cmu; noting this is first masonry to install & needed fast. MF indicated he would research. MF to get pricing to cut stone, and for alternatives.V 83.1 MF reports granite from Amherst Farmers Supply for 40' watercourse costs approx. $800 and cutting existing stone to depth is approx. twice that. SH requests that brick soldier course lintels over window be replaced with stone. After discussion, SH directed to use new granite similar to watercourse for sills and lintels, estimated at another $1600. MF to get final pricing. SH to handle removal of existing stone from back parking lot.MF 87 SH asked when the first floor temporary walls could come down. MF indicated once the storefronts are in. Gypbd, patching, painting, & floor finish will still need to happen, but this could be behind a poly curtain. MF to confirm when temp wall can come down, when painting etc. would be finished. SH will let tenants know after confirmation. MF,SH 87.1 Date revised to mid-December None 13-Nov-12 88 SH asked what the currently envisioned completion date is. MF indicated at this moment the original 17 Dec 12 date still stands. None V 88.1 Date revised to week of 24 Dec 12. None 13-Nov-12 NEW BUSINESS Page 3 89 CB reports framing and cavity insulation inspected, sheathing will complete today, rigid insulation to begin tomorrow, brick began last week. Masonry projected to be half way up wall by end of next week. None 13-Nov-12 90 Discussion of RH comment that if further repairs to interior existing foundation brick are to be done, now would be the time to do it. All agree foundation is now substantially provided by new concrete and flowable fill on exterior. SH indicates owners elect not to do this additional masonry work. None 13-Nov-12 91 PF reviewed installation sequence of steel angles in masonry cornice suggested by RH: install angles without foam or mortar beneath and then, after masonry above is complete and angles have finished dead-load deflection, come back to grout under angles. CB to coordinate CB 92 SH inquired of remaining door hardware issues. PF explained coordination of deadbolt location with ABA reach requirements. PF to follow up.PF 93 SH inquired of Tess having the opportunity to install holiday lighting, MF indicated this would be fine so long as it is kept away from work areas. SH to follow up with Tess. SH 94 PF inquired of TCI if there were any Fire Dept. signaling devices or lockbox requirements to be incorporated.. MF stated none have been noted, will confirm with electrician PF to confirm with Chuck Miller that nothing came up from Fire Dept during permit review. MF to confirm with electrician. PF received call from Larry Therien of Northampton Fire Dept., confirming no additional requirements. 13-Nov-12 95 CB asked to review membrane flashing details at windows, beam.PF & CB to review after meeting. PF,CB 96 SH indicates MPI will salvage and store existing front doors.SH to coordinate. SH 97 LG distributed updated Change Order log for review. No exceptions taken. Post-meeting LG received additional extra from mason for repair to foundation where plumbing vent was removed, incorporates by email. 13-Nov-12 98 CB reviewed installation sequence for alcove tile, installing wall pieces first then floor pieces. CB to coordinate with tile sub.
