TCI to sumbit and PF to review membrane shop drawing immediately. V 11.1 New depth of trench and additon of cribbing postpones membrane installation Membrane location to be determined once depth of foundation repair known.02-Oct-12 12 MF notified SH that McCarthy Properties or HPMG need to submit request to Gas Company for relocation of gas meters within next few weeks. SH to contact HPMG. V 12.1 Not resolved yet TCI to contact Gas Co. V 12.2 Gas meters racks located about 10' down north wall and hang into abutters private property. SH also concerned for damage from haulers and snow plows, requests relocation. SH requests Northampton Coffee's switch- over occur last for least impact. TCI will follow up to confirm that it is OK to hang meters over private property, request relocation, and determine how much of this relocation expense the Gas Co. pays for, who provides bollards to protect meters, & what is plumber increase expense is for additional work. V Page 1 12.3 Gas Co. is relocating the meters as an emergency need, no charge. EWS will be here Wednesday, complete their work by end of week, TCI to schedule gas inspection for Monday. Location of existing compressor for coffee shop AC and new gas meter protection bollards need to be surveyed for easement document. SH inquired why this move outside was unexpected. SH inquired if meters could remain, work performed around them in place. TCI explained the current location is an existing hazard to have in the basement and presenting hazard to construction work. SH asked for assurance that no one will be without gas over weekend. Proceed with relocation as directed by Gas Co. TCI to measure bollard and compressor locations, send info to Eaton. TCI will determine swap times and let SH know, probably a few hours' duration, SH will give notice to tenants to allow permission to enable subs and Gas Co in to relight pilots. V 12.4 Gas Company indicates to TCI that Gas Co. does not have an easment over abutter's property. SH feels Gas Co indicated to her they did. Further research is needed. SH to pursue.V 12.5 NO EASEMENT EXISTS. Best current understanding is Gas Co considered Florida Ave a public street and did not need to get permission from, nor give notice to, private property owner. SH reports MPI is negotiating with abutter for an easement. Gas Co. has not shown up three times now, delaying project about a week. SH states MPI is quite upset with Gas Co unresponsiveness, very concerned for delay this causes and subsequent increased costs. TCI, to promote good will and minimize delay, is negotiating with abutter to address concerns for Gas Co patch. TCI asks SH as owner to try to motivate Gas Co since TCI as contractor doesn't have leverage. SH will contact Gas Co, contact person appears to be Mike Angoletti. Meter relocation will proceed while easment is prepared. SH, TCI 15 EWS is removing baseboard heat at third floor apartment Wednesday. CB has reviewed with tenant. CB to confirm if this removes heating from entire apartment or just front rooms. V 15.1 Unclear where there is heat in apt. SH to survey what rooms are effected, provide plug-in heaters as needed V 15.2 Second floor apartment has electric heaters, which are still operational in unaffected rooms. Third floor apartment has electric heater in just one back bedroom, inoperable hot water baseboard elsewhere. SH will provide heaters to third floor apartment soon.V 15.3 Heaters provided last week. None 02-Oct-12 Page 2 25 Observation Holes: top of foundation wall appears to have bowed in 4" +/- towards center, top of foundation wall will not be under new bond beam. RH indicates need for piers to be poured exterior of existing foundation to below frost; agreement that north and south ones will be smaller than intermediate ones. RH will email dimensions for footings by Thursday morning, record sketch to follow within a few days. TCI to excavate for piers, clean brick and pin, provide forms to be buried based on RH info. Pour piers Thursday, backfill on Friday. V 25.1 Trench dug to depth of 4-6' down to ensure new piers bear on undisturbed soil, approx. 18- 24" deep flowable fill provided between pier formwork. RH determined pins from piers into brick are not needed, but up into grade beam are, 2 at ends and 3-4 at intermediates. Due to cantilever of grade beam east of foundation wall, #3 ties 12" O.C. are needed in beam. RH will provide sketch once depth of foundation brick repair is known. V 25.2 Dimensions phoned to TCI on Wednesday. RH record sketches, including pinning detail between pier and grade beam, as well as additional ties within grade beam, are pending. RH to provide sketches V 25.3 Sketches provided. After discussion over sequencing, RH stated that if bond beam is done in two pours, he wants to know where cold joint will be. RH also stated he will prepare record set of his documents incorporating revisions. CB to notify RH, if two pours. CB 25.4 Decision to use two pours, first includes basement footings while still able to access from front. None 02-Oct-12 28 MF reports foundation membrane arrives Thursday. TCI to confirm with Northampton DPW exact sub-sidewalk specification requirements.V 28.1 Due to cribbing, installation of membrane is delayed. MF confirms continue flowable fill between piers to underside of membrane. Keep membrane down to allow underslab drainage above membrande.V 28.2 Conclusion to provide membrane approx. a foot or so below sidewalk.None 02-Oct-12 33 SH inquired if storefronts could go in earlier, indicated willingness to pay to repair damage for installation before brickwork complete. MF will review how early storefronts could go in and report next week. V 33.1 MF indicates storefronts could go in as early as 1 November.TCI confirm with Lizottes V 33.2 MF confirms, and cautions that installation is still subject to delays from gas meters, weather, city inspections; so not a guarantee. SH will sent notice to tenants that project is pursuing the possibility of accelerating storefront installation perhaps a few weeks. 02-Oct-12 33.3 Gas meter delay means expedited approach might result in storefront installation as originally scheduled. SH to notify tenants of updated schedule. SH 34 CB confirms there is no insulation in attic, SH requests quote to inslulate attic MF to arrange V Page 3 34.1 CB confirms there is no insulation under roof membrane either TCI to contact insulator for quote. Include flash spray around ceiling penetrations to aid in vapor barrier management, R-40 blown-in cellulose, leave sufficent extra mounded 4' from front wall to be distributed by TCI after wall framing installed. V 34.2 Quote provided. PF asked for confirmation that, where fiberglass batt is used to fill gaps in lath and plaster original ceiling, the area will be flash sprayed to maintain air-barrier continuity at that level; if there are recessed fixtures that penetrate the original ceiling that appropriate insulated boxes be provided. Confirmation that dropped ceiling is not the air or vapor barrier, and insulation is to be installed above upper original ceiling. SH has several weeks' time to review budget and decide.SH 43 During field observation, RH noted top of north wall is potentially soft brick & mortar without much weight to hold all in place, urges use of care when installing skewed saddle to receive LVL roof beam. Install anchors by power-drilling, if hard brick encountered then hammer-drill only as necessary. CB 45 CB anticipates pouring concrete beam late next week, wants to know who determines how far into existing brick foundation to remove. RH to continue periodic field observations, will determine depth of removal or repair as work progresses to that point. V 45.1 RH & CB reviewed brick foundation removal in two locations not involving gas meters. Bricks removed by hand to a depth of 16"+/- below which brick can be removed with hammer. Agreement to remove 2-3 more courses to sound brick. None, if remaining foundation wall is similar. V 45.2 Foundation brick at south end are sound at depth of 16", foundation brick at north end still questionable, remove another course or 2; foundation brick in middle not removed yet as gas meters have not been removed. RH suggested to use hammer drilling for grouted anchors to test soundness of remaining brick. CB 46 Discussion of how to determine top of concrete grade beam in relation to floors, which are not level. PF notes new sidewalk warps to meet new alcoves which can vary in slope if needed but cannot exceed 1:12 pitch. CB will survey entry door threshold heights to determine top of new grade beam.V 46.1 Survey reveals that floors are at different levels between storefronts, and sloped within storefronts. General descent from south to north, more pronounced at south end and tapers to north end. Agreement to use a low- point around column C1. None V 46.2 CB provided further spot elevations of existing sidewalk to PF to aid resolution of how to accommodate varying floor heights and establish T.O. conc. grade beam. PF to plot information, meet with CB and MF to review.PF,CB,MF Page 4 50 PF reviewed shop drawing log to confirm submittals. TCI submitted additional submittals. TCI noted need for immediate review of outstanding steel shop drawings. PF to provide skecth (item 38.1), sub to resubmit to TCI, TCI, RH and PF to review as soon as possible. V 50.1 Steel fabricator requests confirmation of layout dimensions including vertical before resubmitting. Re: Item 46.2, provide tomorrow Wednesday if possible. PF,CB,MF,R H 53 CB reports: City gas inspection scheduled for 2:30 Wednesday, switch-over tentatively scheduled for sometime Thursday at earliest; mason patched around new gas line penetration in north wall; need to get brick ordered soon (PF waiting for samples, to be delivered Wednesday am); foundation work is stopped pending meter removal; staging cleaned to minimize falling grit. Optimistic schedule: meters moved Thursday, remaining foudation removal to Friday or Monday, concrete forms on Monday or Tuesday, rebar installation remainder of week, pour conc. bond beam end of week or early next. SH to notify tenants of updated schedule. V 53.1 Gas inspection done last Wednesday, but Gas Co has not relocated meters. Existing meters hopefully will be removed Thur. this week. All noted that Gas Co information is proving unreliable. Gas Co will mount new meters outside building; once actually done SH will provide 24hr notice to tenants; EWS will switch over from old meters to new meters; Gas Co will collect old meters TCI,SH, EWS 55 TCI submitted more shop drawings. MF & PF to meet after to confirm final wall section. PF to review submittals per outcome. MF, PF 55.1 MF & PF met, wall assembly is as drawn. PF processed some of submitttals, others need resolution of T.O. conc. grade beam first. PF to process remaining submittals. PF 56 RH observes saddles for roof beam fabricated without incorporating corrections to shop drawing submittal. Still awaiting steel resubmittal. TCI to return saddles for modification. TCI 59 LG requests agenda item next meeting to review change order log.LG to prepare 02-Oct-12 60 LG notes letter forwarded from HPMG requesting more caution tape and caution signage to alert passersby. CB to install.02-Oct-12 61 PF inquired of SH status of building signage and awnings; noting that in order to proceed we need to get fabricators under contract. SH to contact PF to set up meeting. SH 61.1 SH & PF to meet after this meeting PF to begin drawings for business tenant signage frames, first floor awnings, and building directory for quotes, permits, and building integration during construction. PF Page 5 NEW BUSINESS 62 Façade brick removal complete, foundation brick removal halted until meters relocated; rotted timbers near north end first floor structure removed; existing field conditions surveyed and layout benchmarks established. Schedule: Hoping for meter removal by Thurs of this week, completion of foundation brick removal by Friday, formwork and rebar installation Monday, pour concrete on Tuesday. All pray!02-Oct-12 63 Due to varying elevations of existing third floor, decision to revise 6/S1 at third floor connection to provide blocking between second floor studs to attach wall brace strap to at varying elevations while allowing intermediate plates and fireblocking to remain level above. None 02-Oct-12 64 Due to differential (& lower) elevations of existing second floor, decision to lower beam 1 brick course to accommodate 3" steel lateral post brace angles . After meeting, MF & RH worked out how to hide down-leg of angle in wall, no longer need to lower beam 1 brick course. TCI to minimally notch attic support columns as needed to set angle into wall/ceiling corner, beam elevation remains as is. TCI 65 Due to varying elevations of existing first floor, need to revise 6/S1 at second floor.RH & CB to review after meeting. RH, CB 66 MF & CB propose revised approach to constructing new framing, starting at third floor level and then up instead of at second floor beam. This allows upper wall to be built before lower wall is ready, reducing delay somewhat. All agree, approved. SH thankful. None 02-Oct-12 67 CB points out that new basement post between columns C & D locates over edge of flaring foundation wall. Agreement to raise T.O. footing for new wall (replacing existing basement storage wall) in area of new post sufficient to provide min. 4" new conc. thickness. None 02-Oct-12 68 CB confirmed that east face of new conc. grade beam will be up to approx. 6" east of brick foundation wall below in places. CB inquired if full 24" depth of grade beam is needed if unnecessary to remove foundation brick to that depth. RH preliminarily indicated 16" likely sufficient depth. RH to review and confirm with CB RH 69 CB inquired of how to integrate new conc. grade beam with existing conc. foundation patch at north end. RH indicated remove sufficient depth from top of patch to ensure minimum 6-8" new concrete at top. None 02-Oct-12 70 CB requested quick resolution of T.O. conc. grade beam elevation.PF to address tomorrow Wednesday am PF Page 6 71 LG & SH reviewed and agreed contract amendment to include 5% retainage.TCI & MPI to formalize and sign LG, SH 72 SH inquired if all unknowns had been revealed at this point. Agreement that such was substantially the case. None 02-Oct-12 73 SH inquired of frequency of meetings. MF suggested stay at weekly for now, go to biweekly perhaps in a few weeks. Agreed. None 02-Oct-12 74 TCI submitted more shop drawings. PF to process.PF 75 Draft Pay Req reviewed, approved. TCI to submit, PF to process.
