32C-170 236 Pleasant St email 18-3-15Hi Louis, Attached is my revised Schematic Design for the new Pleasant St theater with residences above. i send for your review now hoping we can meet soon to at least begin our discussions. I always fear code issues I've missed that upset design concepts so its never too soon from my view but also i dont want to bother you with possibly unresolved design that is changing. Bill and I want to meet with you Friday on the 206 Elm St attic bath room. [I'm in all day CE classes tomorrow] Possibly after that meeting we can begin discussions. I recently smoke/fire enclosed the lower lobby from the main and upper lobbies, as well as adding a 3rd exit for the second floor 2 theaters. The Type IIIB wood timber over a Type II non combustable podium came from Marc Rivard a great wood timber code resource. Marc Rivard <marc.rivard@woodworks.org> I'm really excited about the potential of NLT solid wood [native lumber local resource] ceiling & subfloor decks as both aesthetic with low cost & high sustainability. I'll attach my structural drawing that was in our feasibility study below. It also shows plans to use SIP walls possibly prefinished before installation to save more cost with high R50 insulation value. I will need to get a structural engineer on board soon as we are now into Design Development as we market unit sales to prove values to Mark Sullivan our hopeful developer. The only change in planning review with Carolyn is the covered exit stair down onto the unused Short Street grassy sidewalk between VCDC's fence and the curb. Briefly and widely the meeting issues were a need to add; 1. 2 ft to a full 4ft elevator shaft safety pit 2. ceiling HVAC duct space vs exposed 3. more vertical HVAC duct shaft ways to the roof 4. Possible smoke/fire enclosure of lower floor lobby from upper 2 lobby floors 5. covering the 2nd floor theater's 3rd egress stair last run down onto the grass walkway at Short St. I didn't add it as it may get a pass by using open grate snow dumping treads lacking need for cover while stair exit-way over the parked cars it can be solid and covered. I corrected several unresolved riser counts [7” everywhere] and have that all tallied on the sections drawing [recalling just now] that no plans show the A-A & B-B section cut locations, so,,, A-A is looking into the building from Short St and B-B is looking into from Pleasant St where the section jump cuts also to the stair & lobby. Both sections show an option now eliminated to have a resdiential elevator lobby at the 2nd floor where its now just a locked covered elevator door. Condo residence above theater goers can enter the main floor theater lobby without going outside in their slippers.;-) I cant imagine how cool it will be to live there and have a film access 365 pass. Also I moved Column Bent #4 to allow lower floor more massive rectangular sections at the arm rest edges. We need to schedule the next meeting. Tris
