16D-040 202 N Main Street Comment Respond202 North Main Street Northampton – Response to Building Department Comments March 8, 2016 1. Beam calc sheet B-6 doesn’t match sheet S-3 detailing. B-6 notation removed. Plan by I-Joist Company Beam and Joist sizing and listing will be use. 2. Sheet S-2 and S-3 indicate I-joist, if so manufactures I-joist layout is required. I-joist and beam layout by I0joist Company is included with the plan. 3. Sheet S-2 wall section shows 2 x 10 band not consistent with item 2 above. Corrected to RIM JOIST PER JOIST COMPANY 4. It does not appear that beam B-1 was designed with consideration of the point loading from beam B-7 or the 2nd floor ceiling loading per the double 2 x 10 ceiling beam? A conservative design using the second floor dead and live load full floor as being carried by the beam in addition to the regular first floor loading. Again Beam sizing by Joist Company will be use. 5. Footing supporting the main beam loading appears to be under sized assuming 2000 lbs soil bearing allowed per sqft. Footing has been revised using 3000 psf soil bearing capacity. Soil in the area is sandy/gravel etc. The basement footing sheet has been updated. 6. A window header needs to be designed for the north end of beam B-7. Window header design provided. 7. A beam needs to be selected for the front porch support Provided and noted on sheet S-2 8. The front porch framing sizing is not specified on the plan. Provided and noted on sheet S-2 9. The front of the garage requires a PFG per R602.10.3.4 this requires inspection before being covered with house wrap or other materials. Framing details need to be followed exactly. Will provide prior inspection. 10. The rear deck pier sonotubes need to be 12” minimum assuming 2000 lbs soil bearing per sqft. Though the 10” tube is adequate for 3000 psf soil bearing capacity, a 12” tube will be provided per your request. 11. Sheet S-2 shows 6/12 and an 8/12 slope? Slope correct to 6/12 on S-2. 12. Rafter sizing does not meet the structural code requirements. Rafter is sized to reflect 2x10 13 Ridge boards must be full depth. An air barrier is required behind the metal fireplace. Will comply. 14. Rafter and ceiling joist connections must be per Table R802.5.1 (9) Will comply. 15. A detail is needed for the fireplace bump out including siding and supporting members. Detail provided on sheet S-4 16. Specification and installation manual are required on the fireplace that will be installed. Provided and included with the plan. 17. An air barrier is required behind the metal fireplace. Will comply. 18. A detail is needed to show the intersection of the 1st floor framing and the concrete porch. Detail provided on sheet S-2 19. An emergency escape window is required within every bedroom. At least one window in the bedroom will meet egress requirement. 20. An air barrier is required between the tubs or showers and the wall cavity before they are installed. Will comply. 21. If permeable insulation is used air sealing and an air sealing inspection is required at the exterior and interior skins. Typically the sheathing and drywall. Will comply. 22. An attic hatch is required and cannot be in a closet (except a large walk-in closet). Indicated in the laundry room of the plan of second floor. 23. The window above the 2nd floor tub must be tempered. Other hazardous locations must be tempered. Window removed. Plan updated to reflect the window removal. 24. HERS documentation is not consistence with the plan set no basement walls are shown except in section on sheet S-2. Will comply. Sheet A-1 of the plan shows the 2x6 for insulation for the basement wall.
