25C-021 preapproval letter Add 2014-11-14 Mark & Karen Depace November 14, 2014 194 North Street Northampton, MA 01062 Subject Location: 194 North Street Map Block: 25C-021 Ms. & Mr. Depace, Your building permit application and plans dated 8-18-14 are under review. Please follow up on the following items: These items will need to be addressed before a permit is issued; Braced wall detailing at the garage door is required per R602 Non-prescriptive solutions require stamped engineering. All non prescriptive materials and or systems require engineering I.E. - roof truss. Exterior wall require R-20 insulation, in general the energy requirements must meet the 2009 IECC. Adding a bedroom to a structure requires that the entire house’s smoke, heat, and CO detectors must be brought up to current code requirements. The original application and fee was for a 26x30 detached and the fee was calculated to be $156, however the current project is a 8x26 mud entry/laundry, 22x26 two car garage, 30x26 master bedroom and master bath and stair enclosure. The recalculated fee is 452.40 – 156 = $296.40 due. Note: July 1 begins enforcement of the 2012 IECC with MA amendments and fire protection for non-dimensional lumber floor system frames, the new Stretch Code is pending. As of August 4th 2011 the 8th Edition MA code is the 2009 IRC with MA amendments. In the following are some generic requirements which seem to be problematic. This is not intended to be comprehensive, nor is it a substitute for purchasing and reading the MA codes. Read only international codes are available on line at http://publicecodes.cyberregs.com/icod/ one must also consider the MA amendments to these codes which can be found at www.mass.gov/dps/bbrs . The current relevant building codes are: 2009 IBC, 2009 IEBC, 2009 IMC, 2009 IRC, 2009 or 2012 IECC, AA115, MA amendments.
