The former Alternative Recycling Systems offices shall be occupied by Marney Electric
as their new headquarters. No additions are proposed, but some interior modifications
shall be made to facilitate occupancy. These modifications shall meet relevant codes.
The building is a steel framed building with insulated steel siding, interior CMU and
wood -framed walls, thus Use Group B with some storage S-2 and Type III B
construction. I have reviewed IEBC 2009, Chapter 3 Prescriptive Compliance Method.
There are no exterior modifications proposed except installation of a cantilevered entry
canopy and the lot has extensive existing paved parking and 20 feet wide access around
the building. Here I will list relevant sections from code.
IEBC 2009
301.2 — materials = existing (no dangerous conditions noted); new shall meet code
303 — alterations
303.1 exception 1 — existing stairway may remain in use where existing space and
conditions constrain alteration (offices stair to remain)
303.5 — voluntary seismic improvements = the steel building is well braced and new
interior walls shall be independent of the main structure; any steel alterations
shall be carefully considered to increase bracing
306.1 — glass replacement = shall meet code as new
310 — accessibility — no modifications proposed; accessible path provided from main
entry thru public areas to rest room (not modified or compliant)
310.7 — alterations affecting a primary function — the addition of walls in the office area
shall maintain clear passage and existing door approaches with new features
compliant.
310.8.1 — entrances = the main entrance shall: be compliant
310.8.4 — stairs where none existed = the new stair to the new second level of the east
portion shall be compliant with proper width, rise, run and handrails

shall be made to facilitate occupancy. These modifications shall meet relevant codes.
The building is a steel framed building with insulated steel siding, interior CMU and
wood -framed walls, thus Use Group B with some storage S-2 and Type III B
construction. I have reviewed IEBC 2009, Chapter 3 Prescriptive Compliance Method.
There are no exterior modifications proposed except installation of a cantilevered entry
canopy and the lot has extensive existing paved parking and 20 feet wide access around
the building. Here I will list relevant sections from code.
IEBC 2009
301.2 — materials = existing (no dangerous conditions noted); new shall meet code
303 — alterations
303.1 exception 1 — existing stairway may remain in use where existing space and
conditions constrain alteration (offices stair to remain)
303.5 — voluntary seismic improvements = the steel building is well braced and new
interior walls shall be independent of the main structure; any steel alterations
shall be carefully considered to increase bracing
306.1 — glass replacement = shall meet code as new
310 — accessibility — no modifications proposed; accessible path provided from main
entry thru public areas to rest room (not modified or compliant; could be made
compliant in the future)
310.7 — alterations affecting a primary function — the addition of walls in the office area
shall maintain clear passage and existing door approaches with new features
compliant.
310.8.1 — entrances = the main entrance shall be compliant
310.8.4 — stairs where none existed = the new, stair to the new second level of the east
portion shall be compliant with proper width, rise, run and handrails
310.8.11 — toilet rooms — currently provide 2 with non-compliant door width and
without grab bars; no modifications proposed. one poorly constructed raised

hi Louis and Chuck -
In the Permit Documents for Marney Electric at 170 Main Street, Leeds, i had nebulous
designations to the spaces in the first floor middle and rear of the building under the belief
that we needed to bring the public to two separate facilities for male and female lavatories.
These designations do not reflect the real use and conditions of the building as the public
will not be using those spaces and that area is 2" lower than the offices where any patrons
may, rarely, visit. Revisiting the calculations, only 1227sf would be business occupancy
with public access with 3 employees and up to 5 guests, 4331sf would be storage, stock
and shipping thus 28 total people by code; in reality, we cannot imagine more than 10
people in the building. the inadequate temporary raised lavatory has been removed.
Thus we request a code compliance alternative to allow continued use of the
lavatories as is without any modifications. This leaves one within the office suite, one
adjacent to the conference room and one within the storage, stock and shipping area. i
am attaching an update to the Investigation and Analysis and a detail plan showing how
we could, in the future, modify the office suite lavatory into compliance as a unisex
lavatory. i am also attaching the first two job site visit logs
is this an acceptable solution?

Bob's office on the second floor has been enlarged by 12" to 10'-2" deep with the stair
and structure corrected to accommodate
all joists have been installed at 12"oc (increased strength from proposal)
all the Hilti bolts have been installed to avoid the joist hangers at 12"oc in pairs,
meeting the number designated for support
Jeff s office will have a higher suspended ceiling (9' above floor)

Jeff made aware that building permit is not issued; must solve Lavatories (propose a
Code Compliance Alternative to allow continued use of the lavatories as is). Jeff and
Peter reviewed options for making the existing Office Area lavatory compliant in the
future — can diminish the closet under the stairs in order to install a 3' door to the
lavatory and maintain 18" clearance to wall on the knob side. The stair angle will be
low. Can also add compliant grab bars in the lavatory.
The middle bay purlin for the former garage overhead door will be relocated up in order
to install windows in Bob's office. There was a steel strap bolted to the ridge area and
welded to the purlin which will be cut and reattached to the purlin in the higher
location; this strap was probably for the overhead door motor, but will increase
rigidity.
