2017_1108 Monthly Report - October CONTROLLED CONSTRUCTION SUMMARY: OCTOBER 2017 PROJECT NAME/LOCATION: LIVE 155/155 Pleasant St ARCHITECT’S PROJECT #: 201420 DATE ISSUED: 11/08/2017 ESTIMATED % COMPLETION: 65% SCHEDULE CONFORMANCE: YES PRESENT ON SITE: Peter Makrauer - LDa, Peter Frothingham – PFRA I) WORK IN PROGRESS: · PV panel installation underway · Roof parapet metal cap installation is ongoing · Priming and painting near completion and ready for finishes at 2nd- 4th floor units · Rain screen fiber cement panels being installed at south elevation · Rough electrical, plumbing, HVAC, FP provisions ongoing · Masonry work is ongoing – ½ way complete with final wing wall at NE · Drywall installation is ongoing · Door frame installation underway II) OBSERVATIONS: · 2nd – 4th floor – west end gyp-crete floors have been poured · First shipment of rain screen panels are being installed smoothly · Site appears to be managed well, safety protocols are emphasized & enforced by GC · Site trailer continues to be the location for all regular job meetings · Work appears to be completed in accordance with plans and specifications III) ANTICIPATED WORK IN THE NEXT 4 WEEKS · Complete installation of PV panels · Begin laying tile in bathrooms · Continue installation of metal parapet cap at roof · Continue drywall installation · Continue priming and painting walls and ceilings · Finish masonry work · Continue installation of FCP panels (complete south elevation) · Continue installation of frames and begin installing doors. Roof: Parapet cap metal commenced 5. Bike Path: Work requiring access from Bike Path complete 3. Gyp-crete: West end 4th, 3rd and 2nd floors poured 4. Masonry: Fully washed above SE canopy, mobilized NE and moving swiftly 5. Roof: Parapet cap fascia piece South, West and North 6. Rain Screen: Fins installed at pinch point, fry reglet received and being installed 7. 4th Floor: East end rough remains on pace for kitchen & bath ceilings 10/23, drywall load 10/26 8. 1st Floor: Sprinkler heads and fans in bathroom and kitchen ceilings complete 9. 2nd & 3rd Floors: Corridors being closed and taped 10. 2nd & 3rd Floors: First coat of finish paint being applied in rooms GOALS 1. Rain Screen: First shipment received and being installed, order placed for nook and pinch point 2. Masonry: Completed and washed 1 of 2 remaining lifts at NE, set up to start 2 of 2 3. Windows: AD, SGH, LDa and PFRA all on site for double hung testing, results “mixed,” there is a plan in place that involves an alternate handle (Lynne B has details) 4. Roof: Seam inspection performed, clear to load solar panels and gear, PV Squared pre- delivering panels and ballast in preparation for crane on Saturday 5. Roof: Parapet vents drilled 6. 4th Floor: East end rough remains on pace for drywall load this Thursday, close Monday 7. 1st Floor: West end rough in and insulation on pace for drywall load this Thursday, close Monday 8. 2nd, 3rd and 4th Floors: Mud, tape, sand, prime and paint nearing completion and ready for finishes, unit entry door frames being installed GOALS 1. Masonry: ½ way up last wing wall at NE despite multiple rain outs 3. Windows: AD completed installation of taller snubber tracks, retest scheduled for 11/9 4. Roof: PV Squared successful crane day on Saturday, installation underway 5. Roof: Lower metal complete on small parapets 6. Unit Tile: Waterproofing started on 3rd Floor 7. Elevator: Delivered, requirements for installation to begin being addressed 8. East End: Plumbing rough ahead of schedule on 2nd and 3rd floors 9. HVAC: Equipment on West and Center racks piped and brazed, on final 15 at East rack GOALS 1. Windows: Approval of alternate handle, retest scheduled next week 11/9 2.
