31B-148 change of use insp 2015-08-05 Sullivan Real Estate LLC August 5, 2015 Attn: Sean Sullivan 53 Gothic Street Northampton, MA 01060 Property Location: 125 State Street, Northampton MA 01060 Dear Mr. Sullivan, The Massachusetts State Building Code (780 CMR, Chapter 1) states that building “Change of Use” requires updates necessary for the new use are completed before occupancy. I completed an inspection of the structure and have found items that will need to be corrected to meet the basic building code requirements for safety and habitation . Seal off the old abandon chimney with masonry of fire foam. Change the dryer exhaust to an aluminum exhaust and add new wall cap with a damper but no screen. Seal the hot water exhaust pipe at the exterior foundation with masonry or fire foam. Repair/replace the rotted sheathing on the North side of the foundation. Change breakers to GFCI and or arch fault as required by current electric code. Add cover to any open electric junction box. Add a bath fan that exhaust to the exterior in the first floor bathroom. Check and correct the electrical grounding for the main service and general outlets. Update all smoke and CO detectors throughout to current building codes. Add graspable hand rails at rear deck, rear second floor and basement stairs. Permanently secure gate at rear porch street side. Install balustrade on rear porch stairs and infill risers to meet 4” sphere rule. Remove the house trap on the North side of the building. Modify the gas meter location to meet clearances from the window opening. Feel free to call if you have any questions.
