32C-012 110 Main St letter 2017-10-24My company, Coldwell Banker Upton-Massamont Realtors is relocating from 92 Main St., Florence to 112 Main St. Northampton. Employees: I will have one full time employee at this location. An office manager. I have 7 real estate agents (independent contractors), and myself, who will work out of this office. Most realtors are in the field or have home offices and come into the office to meet with clients, or cover a floor time shift. We have 1-2 agents on a floor time shift at any given time. I have 4 offices and I travel between all four. Use: The primary use of this space will be for a real estate office. We will use it to meet with clients, and handle walk-ins that may have real estate questions or want to meet with an agent. There could be many hours of each day where there are only 2 people in the office, the office manager and the “realtor on duty.” Approximately every other week we will hold an office meeting which will involve the Realtors from this location (7) as well as myself and the office manager, and perhaps another staff person from another location. (10-11 persons) Approximately 3 times/year, we hold a companywide meeting and these meetings will continue to be held in my South Deerfield office or at a rented space such as The Hotel Northampton as I have done in the past. We will use the lower level as a space for an agent that wants to have a more private place to make phone calls or work, and an occasional training space for small group training of about 5-6 people at one time,. Any larger training sessions will be done at my main office in South Deerfield which is more centrally located and easier for parking. We will also have a kitchenette for the agent’s, a bathroom and storage. Our street level layout is designed to accommodate different types of meeting spaces, depending on the nature of the meeting, ie moving to a conference room when a client comes in to sign paperwork, etc. In all of my years in real estate, I have never had more than 2-3 agents in an office meeting with clients at the same time. Our layout is for aesthetics and choice of surroundings, not because we anticipate using all of the seating and spaces at the same time.
