The proposed solution is to treat the new structure as if connected to the existing building for Planning Code purposes, to satisfy Planning Code requirements that there be no more than one principal structure on the site. However, for Building and Fire Code purposes, the new structure will be separated from the existing building with a party wall as required by the Building and Fire Codes, so as to maintain the definition of two buildings on one lot (i.e. the new structure is NOT an addition to the existing structure, from a Building Code perspective). To satisfy the code requirements of exterior walls, IBC Table 602, the south exterior wall of building D shall be reconstructed to meet a 1 -hour rated Fire Wall p -$ rated for exposure from both sides of the wall per 705.5.
