Frame, insulate, sheetrock, prime sheetrock with vapor retarder primer. 1.1. Exterior sheathing will be 7/16 ZIP sheathing; all joints sealed with 3" ZIP tape. 1.2. Exterior walls will be 10" double stud 2x4 with dense packed fiberglass insulation 1.3. 5/8 sheetrock on walls and ceilings. Prime walls and ceilings with BM Ultraspec Vapor Barrier primer and 1 coat BM Ullraspec flat wall paint-walls and ceilings to be Linen While. 1.4. Necessary blocking for cabinets, towel bars, and seat in shower 1.5. Module widths will be adjusted so that B&D modules will have a frame width of 13'8 so that police escorts will not be needed for shipping. 2. Install Kas-Kel 700 Series vinyl casement and awning windows, tape exterior nail fins to sheathing, and insulate jambs with expanding foam. 2.1. Exterior of windows will be basic frame with nail fins lo allow installation of applied casings by builder. 2.2. Color of window inside and out will be white. 2.3. Three windows will be shipped loose for lower level. 3. Install Therma Tru exterior doors as spec'd. 3.1. Exterior door for basement will be shipped loose. 4. Roof 4.1. Roof will be constructed with no overhangs. 4.2. EPDM roofing will be applied and membrane adequate to cover future soffil overhangs will be cleated to walls. 4.3. Verrnod will seal all seams between modules with foam and ZIP tape when modules are set. 5. Plumbing 5.1. install tub with valve body assembly, and drain assembly in 1st floor bath 5.2. Install shower pan, valve body assembly, and drain in 2nd floor bath 5.3. Rough in all PEX supply lines. No stop valves will be installed. 5.4. Install all DWV piping above 1st floor sheathing. 5.5. Plumbing and radon vents will be completed above EPDM roofing. 6. Mechanical 6.1. Minisplits 6.1.1. Install 2nd floor interior unit with refrigerant lines and control wire extending out east end of floor of D module, coiled with adequate length to reach exterior unit at ground level. Compressor is shipped loose. 6.1.1.1. Condensate drain will be extended to connection point in floor system 6.1.2. Install 1st floor interior unit with refrigerant lines and control wire extended out east end of B module with adequate length to reach exterior unit at ground level. Compressor is shipped loose. 6.1.2.1. Condensate drain will be extended lo underside of 1st floor sheathing 6.1.3. Minisplit interior unit and compressor for basement will be shipped loose. No other material for basement unit is provided by Vermod. 6.2. Ventilation system 6.2.1. Ducts installed in 2nd floor modules. Ducts are extended through 1st floor sheathing for supply and returns for ventilation system. 6.2.2. Ducts will be installed in wails and soffits on 1st floor and extended through 1st floor sheathing. 6.2.3. All diffusers for supplies and returns will be installed. 6.2.4. CERV shipped loose. All ducting and incidental materials for installation is provided by Builder 7. Electrical 7.1. Rough in wiring in modules, extend all home runs and module interconnects to basement with adequate length for installation in panel (by others) in mechanical area. Exact location to be specified by Builder. 7.2. Install standard light almond outlets, toggle switches, and cover plates. 7 .3. Metal conduit is required for a DC solar system; PVC is code for an AC system. Vermod will provide appropriate conduit al specified location if we have specific information at time of contract. 8. Installation of modules 8.1. Deliver modules to site with yellow light escorts 8.2. Install modules on plates installed by owner .. Plates must be level and square. 8.3. Connect modules together, anchor to foundation, install marriage wall connection plates 8.4. Seal seam in EPDM roofing between modules. 8.5. Install plumbing and radon vent pipes above roof. 8.6. Fill in Zip sheathing as necessary between modules and tape all joints. 8.7. Air seal and insulate between exterior connections of modules. 9. Vinyl soffit material is applied to the underside and 1 x-Merilee or equal fascia. *** Continuous 8" aluminum drip edge AAA Roofing 060 mil fully adhered EPDM, with manufacturers latex low voe adhesive. ### Structural Insulated Panels are factory-assembled, engineered wood-faced, Structural Insulated Panels (SIPs) with a graphite polystyrene (GPS) foam core. The product is intended for use as a load bearing roof panel. Panels are nominal 13" thick (12 3/4"). The product is custom made to the specification for each use and are assembled under factory controlled conditions. The maximum product size is 8 feet by 16 feet. Facing consists of two single ply oriented strand board (OSB) . Facings a minimum of 7/16" thick conforming to 2015 !RC Table 613.3.2 and DOC PS 2-04, EXP.1 24/16 rated sheathing. End facings (short edges of panels) are minimum 3/4" OSB. End panels with the long edges supported by walls are minimum 3/4" OSB. Core material is NEOPOR Graphite Polystyrene (GPS) rigid insulation F5300 Plus Type VIII ASTM C578. The foam core thickness is 11 7/8", has a flame spread index not to exceed 75 and a smoke-developed index not to exceed 450. Facing materials are adhered to the foam core material using a thin film adhesive in accordance with the in plant quality system documentation. Splines are 11 7/8" T JI 230 joists @48" o.c. the long dimension of the panel. The spline is adhered to the foam core with the thin film adhesive. The OSB facings are direct nailed to the top and bottom chords with 6d fasteners @ 6" o.c. The opposite long edge is profiled to receive the spline of the next panel. When the panels are assembled on the walls a zig-zag bead of foam gasket material is applied to the core face. A bead of construction adhesive is applied to the top and bottom chords of between the spline and the OSB facings. The panels are pulled together and the OSB facings are direct fastened to the splines with 6d fasteners @ 6" o.c. Panel heel, peak and gable edges fastened to walls with 16" SIP TP screws 12" o.c. Wall sheathing extends above the wall plates to the top of the SIPs panel and is glued and nailed with 2 rows of 6d fasteners @ 6" o.c. All corners, edges and seams are sealed with ZIP tape.
