' W:\Documents\FORMS\origina\\Building-Inspector\Zoning-Permit-Application-passive,doc 8/4/2004 September 22, 2011 57-59 Center Street Zoning Permit Application Project Description Thomas Douglas Architects proposes a renovation and addition at 57-59 Center Street. EXISTING 59 Center Street-The existing two-story structure currently houses multi-family units. It currently has front, side, and rear non-accessible stair entrances. The existing siding and windows are in need of repairs and/or replacement. The existing front roof is to remain hence maintaining the existing scale and height of the building. 57 Center Street-The existing I-story masonry block building is currently functioning as a commercial restaurant (however now vacant). ADDITIONIRENOVAION We propose a complete renovation of the two existing buildings with a new connecting structure. The flrst floor of the 59 Center Street (the currently red building) will be lowered to be flush with the existing floor height of 57 Center Street (which currently is Circa) in order to make the entire space accessible and uniform. The addition of a historically inspired wooden cornice piece will wrap around all three units, visually . connecting the 2 existing buildings with the new addition. The basic form of the existing structures will remain hence no changes in height or scale. A new shed dormer on 59 Center Street is proposed. The dormer will increase natural lighting in the double-height space while creating visual interest on the exterior facade. Shed dormers are historically accurate to the existing building form. 57 Center Street shall receive a new storefront window within in the existing opening. The front of the site will be landscaped to allow for seasonal outdoor seating. 59 Center Street shall receive new shingle siding and new 2 over 2 operable double hung windows. The front fa9ade shall have floor to ceiling windows and doors. The existing framing suggests this window/door proportion originally existed. A similar door and window layout is replicated in the new connector addition. There will also be upgrades to the electrical services and a new HV AC system. The new connector addition will also house new accessible toilets, an interior staircase and a basement for storage and mechanical equipment as well as an open-air, enclosed patio.
