It would not be allowed without a variance because it does not meet the required setbacks; in your zoning district, 10' from the front lot line, 15' from the sides and 20' from the rear. It would require a variance and would not qualify. (see attached). I looked at the building department records and the assessor's cards. I've attached copies. The assessor's records show that there's already a dwelling unit in the rear building, and that the main house is a two family. When the rear building was rebuilt in 1999, the building inspector made it clear that it couldn't be used as a dwelling unit.
