Dear Sir,
At your request, on December 6, 2018 I conducted an assessment of an existing framing
in the basement at the above address. I arrived onsite at 9:00 am and met with Andy
Smith to investigate a set of beams that has sustained damage due to water infiltration.
General Construction:
The existing building is a 4 story 15,000 +/- square foot building (including basement)
constructed utilizing a mixture of wood framed floors and masonry bearing walls. A
small section of the basement projects under the existing sidewalk. A system of steel
plates supported by steel beams was utilized to support the building façade. Please see
the attached sketch for the general framing arrangement in the basement.
Observations:
The following observations were made at the time of my visit (reference attached
“Existing First Floor Layout” sketch):
- Deterioration of the plate support angle was observed in bays #1, #2, #3 and #5
- Deterioration of the plate support angle, steel beam and support plates was
observed in bay #6
- No deterioration was observed in bay #4.

Recommendations:
The damage observed during my visit is considered less than substantial structural
damage in accordance with the International Existing Building Code 2015 (IEBC 2015).

In accordance with section 404.4 of the IEBC 2015 the damage portions of the building
are allowed to be restored to their predamaged state.
Based upon our review, the existing beams in bays #1, #2, #3, #5, and #6 were damaged
enough to warrant reinforcing. Attached you will find sketches that outline the necessary
work required for each bay. Once these repairs have been completed the building will
retain its’ structural integrity.
