18WD-3-0Foundations Concrete Foundations shall bear on natural soil or compacted structural fill. The foundation design has been based on an allowable soil bearing pressure of 1500 psf. Contractor shall provide a dewatering system (if required) to prevent softening of bearing surfaces. Minimum compressive strength at 28 days: 3000 psi. Reinforcing steel minimum yield strength: 60 ksi. Provide two #4 continuous bars at top and bottom of foundation walls with 2” concrete cover. Provide 6” bar hooks at corners. Wood Framing - General Use SPF or Douglas Fir-Larch no. 2 or better for all interior framing. LVL members shall be 1 ¾’ thick as manufactured by Trusjoist or approved alternate. All framing hardware shall be by Simposon Strongtie or approved alternate. Connect all members according to table R602.3(1) Fastening Schedule of the International Residential Code unless otherwise noted. Beams consisting of multiple plies shall be fastened through each ply with three rows of nails at 12” on center. Column plies shall be fastened together with nails at 12” on center staggered along each edge. Use 10d nails at 2x members and 16d nails at LVL members. Provide blocking below columns at each floor and sill. Provide blocking between joists below load bearing walls. Exterior Walls Studs: 2x6 at 16” on center. Provide 3 studs minimum at corners. Provide 1 jack stud at ends of lintels up to 6” deep. Provide 2 jack studs at ends of lintels greater than 6” deep. Continuous top plate: 2 -2x6 members. Sill plate: 2x6 pressure treated. Provide sill plate anchors at 6’-0” on center and within 6” of wall ends and corners. Sill plate anchors: ½” diameter threaded rods (ASTM A36) or ½” diameter wedge anchors. Cast-in-place rods shall have a 3” hook. Provide 8” minimum embedment into concrete. Provide 3/16”x2 ½”x2 ½” plate washer at all sill anchors. Exterior Wall Sheathing Sheathing: 15/32” exterior grade plywood. Nails at all plywood panel edges: 8d nails at 6” on center. Nails at interior of plywood panels: 8d nails at 12” on center at each stud. All joints shall be blocked. Floor and Roof Sheathing Floor sheathing shall be 23/32” with minimum 24” floor span rating. Floor sheathing shall be glued and nailed to supporting members. Roof sheathing shall be 15/32” with minimum 16” roof span rating. Long direction of panels shall be perpendicular to joists and rafters. Nails at all panel edges: 8d nails at 6” on center. Fasten panels to blocking between rafters with 8d at 6”. Nails at interior of panels: 8d nails at 12" on center at each joist or rafter.
