Vreeland Design Associates Re: ServiceNet Downtown Clinic, 50 Pleasant St,Northampton, MA: Structural assessment of existing roof to support proposed solar array. On 11/9/18, I conducted a site visit and investigated the existing roof framing for the proposed ballasted PV solar panel installation. The 3-story, 48'x 78' brick office building was constructed in 1900. 53 PV solar panels are to be installed as a ballasted array on the flat roof. The rafters are full dimension 2"x 9%2" installed 16" on-center, with the longest span between bearing walls of 16'-8". The rafters appear to be Douglas-fir and based on the limited number and size of the visible knots would be classified as select structural. The rafters appear straight and true with no visible deflection. The PV solar panels will be secured to a ballasted rack system using 2 to 5 —32 lb concrete ballast blocks in each of the rack's ballast pans. The ballast pans are located 5'-7" o.c. along the length of the solar panels and 5' o.c. along the width of the panels. The ballasted array, designed by Ecolibrium Solar, Athens, OH, has been designed for a 117 mph basic wind speed Vurr which meets the requirements of the 2015 IBC building code. Based on a solar panel unit weight of 42± lbs, the equivalent weight of the ballasted racks and solar panels is 8.7 psf and the weight of the roofing membrane and roof sheathing is approximately 6.5 psf for a total approximate dead load of 15.2± psf. Based on my calculations,the existing roof framing is adequate to support a 40 psf snow load and a 25 psf dead load and is adequate to support the proposed PV solar array and the snow and wind load requirements of the current MA State Building Code.
