24D-033 preapproval email bed room add 07-14-2014 Forrest Devine July 11, 2014 20 Hartland Hollow Road Granville, MA 01034 Subject Location: 29 Winter Street Map Block: 24D - 033 Mr. Devine, Your building permit application and plans dated 7-29-12 have been approved as drawn and per this memo. All work must meet all applicable codes whether noted or not included within this memo. Please follow up on the following items: These items will need to be accomplished as the project moves forward and before rough inspections; A revised corrected plan is required with consistent plan pages. Because of the low pitch of the roof and the connection between the rafter ties (ceiling joist) and the rafters is critical. A pitch below 3/12 requires a structural ridge. See R802.5.1(9) for connection requirements. Note common nails are required. The ceiling joists need to be 2x8 16” OC minimum, but likely 2x10. R-30 is required in the floor box and must be sealed and have protection from rodent damage from below. Typically PT plywood. I assume there are 2 piers on the eave sides and 4 at the gable end supporting the beams which should be 3 - 2x12s except center and left sections at the gable end which could be 2. All wood members must be protected from decay per R317. All smoke and CO detectors must be upgraded to current code standards throughout the entire structure when adding a bedroom. There needs to be a plan view of the existing structure indicating smoke and Co detectors, 1st and 2nd floors. Positive connections are required between piers, post, beams, and floor joist. Note: Beginning July 1 enforcement of the 2012 IECC with MA amendments and fire protection for non-dimensional lumber floor system frames, the new Stretch Code is pending. As of August 4th 2011 the 8th Edition MA code is the 2009 IRC with MA amendments. In the following are some generic requirements which seem to be problematic. This is not intended to be comprehensive, nor is it a substitute for purchasing and reading the MA codes.
