CODE REVIEW - DUPLEX
The Architect's scope of services for this
project is limited to the design of the
building envelope and interior layout.
A Superior XI Foundation System will be
provided. Engineered, Stamped Shop
Drawings will be provided by Superior Wall.
Floor & Roof Trusses will be provided by
Truss Engineering Corporation. Engineered,
Stamped Shop Drawings will be provided by
Truss Engineering Corporation.
The Developer, Wright Builders, Inc., has
contracted separately with Sub-Contractors
for the design of the following components,
over which the Architect has had no
authority and accepts no responsibility:
· Plumbing
· Heating, Ventilating and Air Conditioning
· Electrical, including power, exit signs,
emergency lights and alarm systems.
· Interior Design fixtures, cabinets and
finishes.
The Developer acknowledges that the
Architect will have no direct supervisory
control over such work. Design of these
systems, compliance with all applicable codes
and regulations, coordination of the work
with other trades and all necessary permits,
inspections and approvals shall be the
responsibility of the design-build
subcontractor and General Contractor/

Concept The Duplex is a single, two-family dwelling with a detached two-bay garage.
Use Group R-3 (Residential) - Two-family Dwellings
Construction Type 5B - Combustible Unprotected
Aggregate Building Area 4436 sf (not includeing detached garages)
Number of Stories 2
Building Height 28' - 2"
Garages The detached garage occupies a one-story footprint of 528 sf with a height of 16'-6".
Per IBC2009, Section 406.1 the garage is classified as Private Garages, Use Group U. Per
IBC2009, Section 406.1.2, 2) For a building containing only a Group U occupancy, the exterior wall shall
not be required to have a fire-resistance rating and the are of the openings shall not be limited when the fire
separation distance is 5 feet or more.
R-3 Unit Separations:
Per IRC2009, Section R302.3 Dwelling units in two-family dwellings shall be separated from each other by wall and or floor assemblies having
not less than a 1 hour fire-resistance rating when tested in accordance with ASTME 119 or UL 263. The wall shall be rated for fire exposure
from both sides and shall extend to and be tight against exterior walls and the underside of the roof sheathing.
Per the exception to 2), IRC2009, Section R302.2.2, A parapet is not required ... when the roof is covered with a minimum class C roof
covering, and the roof decking or sheathing is of noncombustible materials or approved fire-retardant-treated wood for a distance of 4 feet on each
side of the wall or walls....
Fire Protection Systems:
Per the exception to IRC2009 Section R313.2, MRC8 780 CMR 51.00 R313.2 stipulates that only one and two family dwellings having an
aggregate area greater than 14,400 square feet shall have fire sprinklers installed in accordance with NFPA 13D
Energy Efficiency:
Per MSBC8 780 CMR Appendix AA, 401.2 New low-rise (three stories or less) residential buildings including townhouses shall require a HERS
indes rating as verified by a RESNET certified HERS rater.
1. For units equal to or greater than 3,000 sq. ft. in conditioned floor space, a HERS rating of 65 or less is required...
3. In addtion, all new construction shall demonstrate compliance with the Energy Star Qualified Homes Thermal Bypass Inspection List.
The preliminary HERS rating for Building A as determined by the Center For EcoTechnology is 45.
