I also omitted the architecturals, as noted on the cover sheet.) I will drop off hard copies to you and DPW this morning. I wish I had been able to answer more clearly before, but I was still trying to figure out whether any changes had been made myself. The revisions made between the original submission and this set are limited to a few specific stormwater- related items. To summarize: • Incorporated new as -built survey of the two large detention basins along the east edge of the site. • Clarified the proposed work to modify the berm and emergency spillway of the detention basins. • Added stormwater and erosion control details to the detail sheets, including the outlet protection for the large storm drains • Added additional erosion control requirements for the interior of the site • Added a phasing sheet to more clearly define the phases and limit the area of the site that will be disturbed at any one time • Added water quality swales with underdrains integrated with previously -proposed yard drains for inclusion of LID and improved water quality Drawings provided to Doug were stamped I do not believe that any other revisions have been made, and certainly none that would substantively change the proposed site plan. Our assumption was that the DPW comments would be conditioned as written on 6/25. That said, I do believe we have answers for these comments, and I discussed the most significant ones with David Veleta yesterday. His comments were not numbered, but I have addressed them in order here: General No response required 2. Final construction plans will be submitted to the satisfaction of DPW 3. No response required 4. Traffic counts have not been estimated. A waiver should have been requested for this item, which was also requested during the Transformations co -housing submission due to the existence of an overall traffic plan for the Village Hill development. L.1 -L.3 5. The oak tree must be removed due to required grading. The reference to Olander Drive Extension will be removed. Addresses will be discussed further when the first project applies for house numbering from the City. 7. Will incorporate. 8. The proposed layout with reinforced turf has been presented to the fire department and was accepted. Mountable curb should be shown at each location with reinforced turf. This change will be incorporated. 9. A portion of the work will be done within the easement; therefore the project limit line is inside the easement. The plans will be revised to more clearly denote the easement line, and to explicitly call out the portion of the easement to be disturbed by the work. 10. The 8' multi -use trail will be constructed as the Bituminous walk, as shown on Detail 2/L.14. The site plan sheets will be revised to indicate the material. 11. The gravel path is proposed to be 4' wide. The plans will be revised to show this dimension on the plan and detail. 12. A meeting was held with the main stakeholders and it was agreed that the Memorial Park connection will be made under this project. The plans will be revised to show this work. L.7 -L.8 13. Will incorporate. 14. Will incorporate. 15. Will incorporate. 16. Details of the emergency spillway modification were incorporated for the Stormwater Permit submission. 17. Details of the riprap protection for FE18 were incorporated for the Stormwater Permit submission. 18. Work on outlet FE31 and the detention basin modification were originally proposed to be completed under the Community Builders project. Community Builders and Sunwood Builders have agreed that the work will be completed under the Sunwood co -housing project. The details of this work has been shown on the plans submitted for the Stormwater Permit, and the final plans will reflect this work being done under the co -housing project. 19. Will incorporate. L.9 -L.10 20. TCB and Sunwood Builders have signed an agreement stipulating the locations of all shared utilities, as well as the cost-sharing and responsibilities for construction and maintenance of the common utilities. 21. The plans will be revised to allow for a larger variation in water main depth (between 5' and 75) to allow for crossing of gravity lines (sanitary and drain). Details will be provided for crossing of sanitary and water lines in cases where the water must run below the sanitary, which will include centering the water line at the mid -point of a full length of sanitary piping. During design, inverts for the sanitary and storm drain were calculated at all crossings. Water crossings will also be reviewed, and invert elevations at crossings will be noted on the plans to avoid conflicts during construction. 22. Additional notes will be added to address record drawings. A construction inspection schedule will be required and the standard of detail (i.e. red -lines, swing ties, survey) will be identified for each component to be recorded. 23.
