Vreeland Design Associates Re: Webber and Grinnell, 8 North King St, Northampton, MA: Structural assessment of existing office building roof to support proposed solar array. I have investigated the existing roof framing in the area of the proposed PV solar panel installation. The 62'x 107' main 1-story office building was built in 1956. The roof is framed with a main steel carrying beam running the length and in the middle of the building that appears to be a custom 17- 7/8"tall by 6'/z"wide S-shape series beam. The closest similar size beam for the purpose of calculating the approximate capacity of the existing beam is an W18x40 which has the capacity to span 24' between supports which appears greater than the existing support spacing. The roof beams installed 8' on-center, spanning 30' are supported on the exterior walls and are bolted to the web of the main carrying beam. The roof beams appear to be a custom 14"tall by 7"wide S-shape series beams. The closest similar beam is a W14x30 beam. Full dimension 2x6 tongue & groove roof decking that appears to be select structural Douglas-fir is installed perpendicular to and attached to the top of the roof beams. An EPDM membrane is secured to the roof. Based on my calculations using the W-shape beams, the existing roof framing has the capacity to support a 50 psf snow load and 20 psf dead load. 90 PV solar panels are to be installed as a ballasted array on the main roof. The ballasted array weighs 6±psf. I have reviewed the engineering and design details by Unirac for the proposed ballasted array. Based on the design wind speed is 120 mph and a 40 psf ground snow load for exposure B and a risk category II used by Unirac the proposed design for the ballasted solar array complies with the current MA State Building Code.
