Use, Accessory
A use which is customarily incidental and subordinate to the principal use of a structure or lot, or a use which is not the principal use, but which is located on the same lot as the
principal structure, provided that said accessory use is permitted in that district under this chapter. Accessory uses shall be interpreted as not exceeding 40% of the area of the total
use of the structure and/or lot on which is located.
Zoning 350-5.3:
Any use which is accessory to a principal use allowed by special permit, and which is not specifically included in the original special permit, shall be allowed only after issuance of
a new special permit.
Presently use in SC for commercial recreation would require PB SP.
Marina has PB SP?

March 20, 1975: Variance by ZBA “to permit…..a building for the sale and servicing of boats and other marine accessories and for the sale and servicing of recreational vehicles together
with offices and quarters for a resident supervisor…also include storage of boats, docking slips, installation of underground gas tanks and pumps”.

§ 350-4.8. Notice of violation and order.
The Building Commissioner shall serve a notice of violation and order to any owner or person responsible for the erection, construction, reconstruction, completion, conversion, or alteration
of a structure or change in use, increase in intensity of use or extension or displacement of use of any structure or lot in violation of a permit or certificate issued under the provisions
of this chapter, or in violation of any provision of this chapter, and such order shall direct the discontinuance of the unlawful action, use or condition and the abatement of the violation
within a time to be specified by the Building Commissioner. Any owner, who having been served with a notice, and who ceases any work or other activity, or who fails to complete the
structure, shall not leave any structure or lot in such conditions as to be a hazard or menace to the public safety, health, morals or general welfare.
