On 4/24/18, 1 conducted a site visit and investigated the existing roof framing for the proposed ballasted PV solar panel installation. The front section of the building is a 2-story, 58'x 45'brick office building appears to have been constructed around 1900. 42 PV solar panels are to be installed as a ballasted army on the Bat roof.The roof is framed with 2%"x 14" rafters, installed 16"on-center, spanning 22'-6"and appear to be Douglas-fir.The rafters are let-in to the exterior brick walls and are supported on bearing walls that form the centered 9'-6" wide. Based on my calculations the roof has a load capacity of 40 psf snow load and 25 psf minimum dead load. The PV solar panels will be secured to a ballasted rack system using 1 to 2-33 lbs. concrete ballast blocks, depending on the location on the roof, in each of the rack's ballast pans.The ballast pans are located 5'$'o.c. along the length of the solar panels and 4'-10"o.c.along the width of the panels. The ballasted array, designed by Ecolibrium Solar, Athens, OH, has been designed for a 117 mph, V,m basic wind speed as required by the 2015 IBC building code. Based on a solar panel unit weight of 40± lbs., the equivalent weight of the ballasted racks and solar panels is 10± psf and the weight of the roofing membrane and roof sheathing is approximately 6.5 psf for a total approximate dead load of 16.5±psf. Based on my calculations,the existing roof fianung is adequate to support the proposed PV solar army and the snow and wind load requirements of the current MA State Building Code.
