The parcel certainly has enough street frontage, lot width, lot depth and lot area to create two legal lots, but without a surveyed ANR plan showing the location of the existing and proposed buildings on the respective lots, I cannot be certain. I've attached a copy of the use and dimension table for the URB zoning district.
